September's over, here's who moved Flippinars the most all month, ranked by points earned since September 1. 1. @Georgette Neidam led the room by a wide margin. Posted for builders and members several days a week, answered the five screening questions the same day they were put to her, came off a live seller call and told the room exactly what the seller said, and kept sharing her real buyer buy box, Richmond, Henrico, Hopewell, South Chesterfield, all month. 2. @Dana Emakoji, two closings in two days this month, a JV fee, a referral cut, a tenant buyer placed, and a cash buy that had a tenant in place one day after closing. We celebrated it here and she kept working after. 3. @Audrey Pray, the same consistency she brings to the main room. Real calls to real owners, posted for everyone to see. 4. @Raven Conte wrote her own buyer screening checklist in week one, then spent the rest of the month deep in another member's Raleigh-Durham buy box asking the questions that test whether a deal holds up. 5. @Bernita Smith, six properties on file across Columbus and Chicago Heights, agents followed up, a hard move-out date tracked on one, and the first one in every new member's introduction thread telling them to jump in. 6. @Aldo Chandra asked the best question of the month, how do you verify a land buyer will really close, then answered it himself: proof of funds letters at different tiers, and told another member to check the panel and the water heater on his walkthrough. 7. @Emma Bassiri opened the month with the experience versus numbers conversation and kept real engagement going all month, breaking down why finding the motivated seller is where everything else starts. 8. @Mushk J, Member of the Week on September 18, put her own Lake Charles property in front of the room and answered the real cash investor who showed up in the comments herself.

@Ty Flip Man I have 30 active investor buyers looking to build part of their portfolio in Alabama and I will toss it out today as soon as I get my assignment contract in place. Getting my ducks in a row will speed up the process as I move forward with more transactions. I’m finding everything is another tiny little piece of the great big puzzle!

@Ty Flip Man Too if the state down to Selma and Montgomery right now. And I travel that far for BOTG for these buyers when they find their own deals as well. Putting lockboxes on and providing drop boxes. I always keep my options open to make money in various ways while providing service and doing my own deals.

She drove out herself, took the photos, built the repair report, and sent the package to one of her investors. He signed and had his deposit at the title company THE NEXT MORNING. The closing got moved UP because she had everything ready. She collected a $1,000 JV fee, earned a referral cut from the contractor she plugged in for the repairs, and has another $1,500 coming when she places a tenant buyer in it. Three paydays. One house. 🔥 Win #2 🏠 An off-market lead from her network. This one she bought herself, $8,000 cash. She marketed it for a week BEFORE she closed, and one day after closing she had a tenant buyer in place: $3,000 down, $500 a month, $32,000 price. The house was making her money before the ink dried. Nobody handed her this. She built a buyer list, she picks up the phone, she drives out and looks at houses, and she closes. @Ty Flip Man not a nothing!!! They are in my buy box and they know ai look for them in livable condition. They don’t have to be renovated but I like to get them will all systems working.

@Ty Flip Man my buy but is $40k and under. And my realtor is savvy 😂 she is not going to say it over the phone or put it in writing. She usually tells me face to face what they are asking and what they are willing to take for it. Then I go in, inspect, make my repair report, take photos of everything I find and present my repair report with my offer, usually in a text message or email and then follow up with a phone call. I always ask my seller the circumstances of why they are selling the property. And tell them to feel free to ask me anything they don’t understand, even during the process while I'm taking pictures. People are people! Everyone wants to be heard! So listen to them and their needs. Then treat them and their property like you would want to be treated if the roles were reversed. That my business model.
Member of the Week: Bernita Smith
This week's Member of the Week in Flippinars is @Bernita Smith. Bernita is working three Columbus and Springfield, Ohio properties at once this week, 3900 Noe Bixby Rd, 1938-1940 Hampstead Dr and 909 S Fountain Ave. Two of her earlier Columbus leads did not make it, one stalled and one got declined, and instead of stopping there she kept the agent conversations going on the new ones. When an agent asked for a personal pre-approval letter, she told him straight that she is a cash and assignable investor buyer. When another one asked for proof of funds, she asked the right next question instead of guessing. That is the part people skip. The deals that do not work are not the end of the week, they are just the ones you stop talking about. Bernita kept three conversations alive at once. Nice work, Bernita. Keep bringing your properties to the call, that is how you earn the next one of these.

@Ty Flip Man just the two so far. They are off market and I will see them this weekend to inspect, take photos and make offers. Question, do you make verbal Offers only first, then if accepted, back by purchase agreements? Or do you make a written offer out the gate?
September Member of the Month: Beverly Winston
Beverly is a grandmother and a mother to five grown sons, working land deals out of West Virginia while she builds a new career for herself. She spent most of September on guest passes, sitting in on whatever call she could get a link for, because she kept finding this room worked better than anything she had on her own. She brought two real pieces to the table this month, both out of Monongalia and Cabell County, WV. On one, a broker already had it listed and would not let her bring her own buyer, so instead of burning weeks chasing a sale that was never hers to make, she asked for a referral fee and got the broker to put it in writing. On the other, an off market industrial lead, she reported back when it sold. She sat through calls as long as 71 minutes on a guest seat, kept bringing new leads including her own excess funds research, right down to naming the heirs and their phone numbers, and on September 30, the very last day of the month, she stopped waiting on one time links and became a full member. In her own words, when that referral letter finally came through: "The realtor on the Taylor rd property wrote me a letter so I can get the referral fee." That is the whole story. Take the deal that is actually yours to take even when it is smaller than the one you wanted, keep showing up on a guest pass until you do not need one anymore, and keep bringing the work.
