Evaluation
When you’re evaluating a property, how do you determine whether the asking price is actually justified beyond just looking at recent comps?

I’d work backward from the exit strategy. What will it realistically sell or rent for, and what’s left after repairs, financing, holding costs, and selling expenses? I’d also look at condition, location, and how quickly properties are moving. The asking price can be fair for the market and still be too high to make a deal work.

The Bama House: A Deal I’ll Remember for the People
I went to look at this house expecting to talk real estate. I ended up feeling like I had known the sellers for years. A friend of mine who does not live around here had been talking with them and asked if I could step in and be his boots on the ground. So I went out and met Butch and Fish. They are father and son, and Fish is over 95 years old. He bought the house years ago as a rental, but life had changed. Between health, doctor visits, traveling, camp, and everything else they had going on, they just did not want another rental to deal with. Once the last tenant moved out, they were ready to sell. They could have listed it and probably gotten more money, but that was not what mattered most to them. They wanted it simple, convenient, and done. One of the coolest parts of getting to know them was hearing their stories. Years ago, they owned a T shirt business in Myrtle Beach and became good friends with the band Alabama. They even made official shirts for some of their events down there. So naturally, we started calling this one the Bama House. We ended up putting together a deal that worked for everybody, but this is one I will probably remember as much for the people as I will the house. That is really how I have built my real estate business for almost 10 years. Find opportunities. Talk to people. Make offers. Follow up.

I Turned a Screenshot of Yard Sales Into a Real Estate Lead List Using AI
This is one of the coolest ways I’ve used DealMachine so far. I took a screenshot of a list of local yard sales and estate sales. Dropped the screenshot into ChatGPT. ChatGPT pulled out the addresses, searched the properties through the DealMachine plugin, looked at ownership, equity, absentee status, tax issues, vacancy, flood risk, and other data, then helped me figure out which ones were actually worth going after. From there, I revealed the contact information in DealMachine and had ChatGPT organize the leads into a Google Sheet with the addresses, owners, phone numbers, emails, and notes for outreach. So in a pretty short period of time, I went from a screenshot of random yard sales to a clean prospecting list I can actually work. That is where AI gets really interesting to me.
