Possible Lead?

Hello community, I need your help with a potential real estate lead. The owner, a real estate agent/investor, wants to sell his last property in the city after his long-term tenant passed away. The property has a 25-year-old HVAC unit, a rubber roof (8-12 years old), good electric, central AC and heat, and no known foundation issues. He has about $345,000 in equity, and a nearby property recently sold for around $300,000. What options do I have, if any (Novation, Owner Finance, or something else)? The owner has owned this property for 33 years.

I figured novation was not an option given that he is a real estate agent, but maybe I could be wrong.
