🛑 STOP Calling Expireds the Day They Expire (LIVE @10AM EST)
We're kicking off a 4-week LIVE series on the Reverse Expired Method, and we're not just talking about it. We're building the list, verifying it, and calling it TOGETHER, on screen, in real time. Most agents call expireds the day they expire, right alongside 15, 20 maybe even 50 other agents. That's why most of us hate working them. Expireds aren't broken. The way we've been taught to work them is. Day 1 (this morning at 10AM EST): ✅ The 3 problems with the traditional approach (wrong time, wrong ask, too much work) ✅ Why I wait 31+ days before I ever contact an expired ✅ "Who expired today?" vs. "Who expired… and STAYED expired?" Then we go live in the MLS: pulling 31+ day expireds, setting the filters, and exporting our first batch of ~25 to work this week. 📅 Mon–Thu for the next 4 weeks: Day 1 – Why We Wait 31 Days Day 2 – Verifying The BEST Opportunities Day 3 – The Reverse Offer: the one question that gets sellers talking Day 4 – Live calls + the 4-touch sequence 👉 Join live: https://youtube.com/live/MUIogzhvxXs Bring your MLS login and work it right alongside me. The agents who pull their own list today are the ones who'll have appointments by Thursday. 💬 Drop a comment below: What's your biggest frustration with calling expireds? I'll answer as many as I can on the live. See you there! Josh

If you've "tried" Expired Listings before and HATED it (THIS is probably why...)
Think about what happens the morning a listing expires. The homeowner just spent months trying to sell... It didn't work. They're frustrated. And now every agent in the market starts calling them with basically the same pitch: “I saw your listing expired…would you like to relist?” Or better (actually worse) yet... "I know why your home didn't sell" (GAG ME) That's the game most of us were taught to play. We're going to play a different game Thursday (tomorrow). Instead of fighting over fresh expireds, we go back to AGEG expireds... ...90+ days later. We let the homeowner cool down. We let most of the competition move on. And then we DON'T call asking for the listing! We ask: “Are you still accepting offers?” That's the Aged Expired Reverse Offer Method. The expired listing may be gone. The opportunity may not be. And instead of waiting around for a client to find a property and ask us to make an offer… We can use offers to create (ATTRACT) clients. Is this making sense?
