Continue to Move Up the Leaderboard into top 10!
I am new here & honestly don’t have much extra time, I am catching up around 1:30 am cst on a Saturday morning. And I Continue to Move Up the Leaderboard into the top 10! Question for the NEWBIES?! How is YOUR Clarity, Focus, Execution?! Do you block out time to put in the work? Do you KNOW and keep track of your numbers? Do you know and understand your conversion ratios? And what you need to do regarding follow up and frequency of touches. How is your prospecting to closing? It all goes back to your numbers. As my mentor Jim Rohn always said, “I don’t want to hear your story, tell me your numbers” … because your numbers will tell me your story!
Member of the Week: Mark Pantak
This week's Member of the Week is @Mark Pantak. He spent this week grinding tax lien auctions in Indiana. Up at 5am Central on Monday, he picked up an investor flying in from California at the Chicago airport, then drove clear across the state and got through 24 properties that same day, home after midnight. The next day he got through 21 more properties in another county, with the first auction the following morning. That is what real work looks like, early mornings, long drives, and still showing up for the next property the next day. Put in work like that and tell the room about it. That is how you earn this next.

Thanks @Ty Flip Man ! And back in Chicago for sightseeing with my California investor. (She has never been to Chicago before & never had a Friday night fish fry or Chicago deep dish pizza!) So work hard, play hard! Taking her to see a few sights before we both fly out Saturday night! She is going back to California and I am flying to NYC for a Note Investing Conference with one of my mentors & meeting with a new investor (husband & wife) in Connecticut plus one in New Jersey. A lot of what I do ongoing is raise more Capital from Individual Investors, prefer when they are Accredited for our bigger deals. Always thinking a few chess moves ahead. A great book is “Dig Your Well Before You Are Thirsty” by Harvey McKay. I always have a focus on building relationships and referal business.
Two Tax Lien Auctions this week in Indiana!
Thanks @Ty Flip Man ! It has been a real GRIND last few days! Up at 5am cst Monday morning and picked up an investor from California at the Chicago airport around 6:30 am and then drove to the far side of Indiana and drove 24 properties starting around 1pm est till about 7pm est and then dinner and other zoom meetings on tax sales & got to bed after midnight and then 21 more properties today in another county and we have the first auction tomorrow morning! And a very full week! Will keep you and everyone posted regarding our success!

@Ty Flip Man actually, not many surprises, since I have been active in real estate for many years now and many were very nice houses that you or I would live in and about 50% either redeemed or got pulled and we had concerns about 4 of them and so we only had 8 to bid on today, and all the ones we bid on got bid up about double of what we were hoping to pay, and that is part of the game. It is a numbers game and we have another auction tomorrow morning!

@Audrey Pray thank you!
Member of the Week: Steve Hennigan
@Steve Hennigan is #1 on this week's leaderboard, and the work behind it backs it up. He is working houses in Louisiana, got five offers out this week on the way to ten, and when a seller came back low or said flat out they do not work with wholesalers, he kept calling instead of stopping. He is also the one who started this week's win of the week thread, which pulled other members out to share their own progress instead of staying quiet. Everybody else, that is the standard. Offers out, not just conversations. Count them, push past the no, and tell the room what is happening.

@Dorothy King thank you for your post! I joined this group as a BUYER! So let’s talk! @Ty Flip Man will tell you (I think) that the easiest part is finding a buyer if you have a truly great deal! At least that has been MY experience for over 30 years! Of course every detail matters, like location & condition & fewer people are buyers for a fire damage or gut rehab than a simple one.

@Ty Flip Man at the moment my focus is mostly tax sales in multiple states: bought 3 tax deeds in Kansas last week and leaving Chicago around 6:30 am CST for Indiana where I will participate in two tax lien sales this week and then I fly to NYC for a note conference (I both create seller finance notes & buy NPN non performing debt) and then I have back in Kansas & a trip to Alabama in November. And I have a new associate I am training in Savannah, Georgia to bring me leads there for buy and hold. I prefer 3/2 from 1,200 to 1,800 sq feet moderate repairs and I normally buy for cash at the hard money formula of ARV X 70% less repairs: pretty simple, a $200K house for $100K
