New Month, NEW Goals! Who is in Georgia or South Carolina?
October 1st, 2026, I am gearing up to call part time 10 hours a week and complete 25 call sheets every week, 100 this month! My experience has been (as a numbers game) that 90% are NOT motivated & do NOT need to sell and 10% or 10 have a problem. Timing is the KEY and out of those 10 and discussions there will be offers made on 3 of them and I will BUY one! My target market? Savannah, Georgia and surrounding areas up into South Carolina. Let’s talk, send me a DM. Have closed over 300 deals so far. And I am over 65 now, semi-retired and so a very picky buyer. I prefer 3/2/2 between 1,200 to $1,800 square feet needing moderate rehab.

@Ty Flip Man that is what I am saying, we go from about 3,000 suspects down to about 300 prospects and with the data stacking we identify the very few, maybe 30 out of ALL of those? Who have multiple TIME sensitive issues like a property tax deadline on a vacant house & they are out of state & the last tenant tore it up & they are out of time & out of money yet there is equity and if they don’t do something it is Gonna cost them even more, and often they thank me for taking the stress away solving their problem. So we go ALL out on those very targeted FEW & we skip trace and call and mail and door knock & do whatever it takes! To get hold of the seller & get a decision and paperwork and take it to close. We are very focused on the few that count.

@Ty Flip Man we are in an excellent training with a guy who ACTUALLY Does it full time vs only sell the tax sales correctly and guru stuff and he is very hands on with us including doing a JV however, tax liens can take 3 to 4 years in states like Alabama and Arizona and we need to keep the money flowing right NOW! Part of why we are here in your group. Both as a buyer and wholesaler because we (my team and I) are VERY picky & if it is too big of a rehab which’s means a costly entanglement, we pass or in an area that is just too rough or we know our tools & supplies will be stolen, we pass on those. The right ones we are in and out quickly. And we also buy and hold. The tax sales are more long term, like our apartments are 5 to 7 year hold and so far I have bought Alabama, Arizona, West Virginia and Kansas & going next week to Indiana and 80% of my focus is this tax lien
Member of the Week: Bernita Smith
This week's Member of the Week in Flippinars is @Bernita Smith. Bernita is working three Columbus and Springfield, Ohio properties at once this week, 3900 Noe Bixby Rd, 1938-1940 Hampstead Dr and 909 S Fountain Ave. Two of her earlier Columbus leads did not make it, one stalled and one got declined, and instead of stopping there she kept the agent conversations going on the new ones. When an agent asked for a personal pre-approval letter, she told him straight that she is a cash and assignable investor buyer. When another one asked for proof of funds, she asked the right next question instead of guessing. That is the part people skip. The deals that do not work are not the end of the week, they are just the ones you stop talking about. Bernita kept three conversations alive at once. Nice work, Bernita. Keep bringing your properties to the call, that is how you earn the next one of these.

@Dorothy King thank you for your post! I joined this group as a BUYER! So let’s talk! @Ty Flip Man will tell you (I think) that the easiest part is finding a buyer if you have a truly great deal! At least that has been MY experience for over 30 years! Of course every detail matters, like location & condition & fewer people are buyers for a fire damage or gut rehab than a simple one.

MIX with 80% focus on houses, depending on the state for tax sales because we also do mobile homes on land & very selectively lots at tax sales & our focus is roll all assets into passive income investments such as an apartment complex etc.

@Ty Flip Man such great advice for the newbies in every post I read. I had watched some of your videos and this is solid. I have been buying in WV recently and I have always liked Colombus, Ohio & I could not agree with you more. I am BUY and HOLD for Colombus and mostly seller finance for WV.
