Ask one seller what they'd do with the money. I run cash offers day to day, so this is the one question I skip most - I go straight to the number instead of finding out what actually matters to them. Committing to asking it on the next call, even on a straight wholesale deal.
Deal math check
$41,600 loan. 8.5% interest. 20 year amortization. What is the monthly payment? First person to get within a dollar gets tagged in tomorrow's post. No calculators is more fun but I cannot check. This is a real loan from my portfolio, the one we call the Birdhouse. Micro payment, real building.

Worked it out by hand: monthly rate 8.5%/12 = 0.708333%, 240 payments. (1.00708333)^240 comes out to about 5.435, so payment = 41,600 x 0.00708333 x 5.435 / (5.435-1) = roughly $361.06/month. Curious how far off I am. Also - the Birdhouse nickname is a nice touch, makes it easy to actually remember which loan is which across 43 deals.
The conversation that got 39 sellers to carry
I have never once opened with the words seller financing. The conversation goes like this. I ask about the property. I ask if there is a mortgage left on it. Then the question that does the work: what are you going to do with the money? Most tired landlords do not want a pile of cash. They want the headache gone and the income to stay. Terms give them both. A note pays them monthly, often with less tax pain than a lump sum. You just have to let them discover that they want it. Then I put a one page term sheet in front of them. That question does the same job in a straight cash wholesale conversation too - it's usually the fastest way to tell whether someone actually wants cash now or just wants the property gone. The ones who answer with "pay off X" or "need it by Y date" are giving you their real timeline; the ones who go vague are often the ones who'd take terms if you offered it. I've started asking it even on deals where I'm not planning to structure seller financing, purely for the intel on what's actually driving them.
What is actually stopping your next deal?
One word answers. Money, sellers, fear, or paperwork. Comment which one is holding you and one sentence of your situation. I will answer every single comment with what I would do in your spot. No wrong answers. 25 of my 43 buildings took nothing down toward the price, and I still remember which of those four words had me stuck at the start.

sellers, honestly. finding people who'd even entertain terms in the first place, most just want the check. curious how you get past the initial "no I want cash" reflex before you even get to asking what they'd do with the money
