@Alexander Kislitskiy This looks like a solid value-add opportunity, especially with the assumable debt already in place. Improving occupancy and NOI while preserving a 5.5% loan could create some meaningful upside here. Interested to see how the business plan plays out.
I have huge deals!!! Need capital partners.
Hello to everyone, I am new to this group , and fairly new to multi family real estate, I am in Reno nv and I have huge deals on my target list, only thing holding me back is capital and a solid team to go in on them with me. These are not average deals, these are 200+ doors per the first two deals each!!! I can't close these by myself . One of these deals is already flowing cash!!!

@Daniel Bolton Daniel, 200+ units definitely gets interesting. If you’re still working through either opportunity and need help on the debt side, I place larger multifamily financing nationally and would be happy to take a look at the capital stack.
An Idea That Could Be Beneficial For Someone
So I have an idea, but may need funding for it. So in Tucson Arizona, on the corner of Golf Links and Craycroft, at the entrance to Davis Monthan Air Force Base, there is two businesses that have been closed down for a while right next to each other, one was a Circle K, the other one was a Sports Bar/Pub; my idea is purchasing them, knock old buildings down, and create a either a small little plaza for other businesses like clothing, barbershop, maybe a family owned restaurant or other stuff that would not only attract military but regular civilians. Thoughts? However, there are no for sale signs on either building...

@Dustin Boettcher That’s a strong traffic count and location. If you can get control of the properties at the right basis, the next step would be figuring out what use the market actually supports and then backing into the numbers. If you get to the point where you’re evaluating acquisition or redevelopment financing, happy to help you look at the capital side.

I’m connected with a developer raising project-level LP equity for a 318-unit multifamily development — repeat product with the same builder and an experienced team.
