Hello!
G'Day Guys. My name is Reed. Matt invited me here after reconnecting at a conference recently. Always looking to share as much knowledge with others in todays market. We are chasing 3 deals as we speak across TX, FL and SC. Great time to be buying IMO. Let me know your thoughts.

@Reed Goossens That makes sense. The operational distress piece is interesting because that’s where the financing can get tricky fast, especially if there’s a story behind the current NOI or cap stack. And yeah, the rate movement is wild. A deal that penciled 5 months ago can look completely different today even with nothing changing at the property level. Sounds like you guys are being pretty selective on basis. Are you mostly looking for multifamily across those markets?

@Reed Goossens Totally get that. Hard to argue with staying in the lane that’s worked for 14 years, especially in this market. Positive leverage is definitely getting harder to find without the right basis and debt structure. Sounds like you guys have a pretty disciplined box. I’ll keep an eye out for anything interesting on the MF side in those markets.
Business financing
I know this is a real estate platform, however, I am looking at 2 opportunities regarding a business with the Real Estate included. Businesses are Stone and granite companies in New Jersey. I am a general contractor specializing in home remodels and additions as well as kitchen and bathrooms. I am looking for private financing for a partner. If anyone is interested, please DM me.

@Ray Temprano Ray, this may have more financing options than just bringing in a private partner, especially with the real estate included. Depending on the purchase price, business cash flow and how the acquisition is structured, SBA or a combination of commercial real estate and business financing could be worth exploring. I work on the financing side and would be happy to take a look at the structure with you.

Good morning Ray, pleasure meeting you as well. I saw your reply on the business financing post. Happy to connect and learn a little more about the acquisition and how you’re looking to structure it. I may be able to bring a few different financing options to the table beyond bringing in a private partner. I have some availability Tomorrow, What does your schedule look like?
Tucson Arizona
ROYAL VILLAGE AT PARK PLACE Preliminary Mixed-Use Development Proposal Tucson, Arizona Prepared by: Dustin James Boettcher Development Concept: Royal Village Project Vision: Live • Shop • Dine • Work • Entertain • Prosper 1. Executive Summary Royal Village at Park Place is a proposed master-planned mixed-use redevelopment concept designed to transform an established East Tucson commercial destination into a vibrant community combining residential living, retail, dining, professional services, entertainment, luxury automotive, public gathering spaces, and community-oriented amenities. Rather than developing Royal Village as a single building, the proposed project would establish an interconnected district of buildings surrounding a signature pedestrian-oriented central plaza. The vision is to create a destination where people can: - Live - Work - Shop - Dine - Conduct business - Enjoy entertainment - Attend community events - Build relationships - Access professional services - Experience an elevated Tucson lifestyle The proposed development would be studied as a potential component of the future redevelopment of Park Place. 2. Development Vision "A New Destination for East Tucson" Royal Village is envisioned as an elegant Arizona mixed-use community combining modern luxury with Tucson's identity. The architectural character would incorporate: - Arizona desert landscaping - Palm trees - Natural stone - Stucco and architectural metals - Elegant lighting - Water features - Pedestrian promenades - Mountain views - Spanish/Southwestern influences - Contemporary luxury architecture - Signature royal architectural elements The project would be designed to feel distinctive without becoming disconnected from Tucson. 3. Proposed Master Plan The conceptual master plan would contain multiple districts rather than one structure. District 1 — Royal Plaza The central gathering place of Royal Village. Potential features: - Signature Royal Village crown monument - Large fountain - Landscaped gardens - Outdoor seating - Restaurants - Pedestrian promenades - Event space - Live entertainment - Seasonal celebrations - Community events

@Dustin Boettcher This one is worth engaging because the concept is huge, but it’s still very early stage. I’d comment in a way that adds credibility without implying it’s financeable today: Ambitious concept. From the capital side, at a projected $300M–$450M+ cost, the biggest step now is exactly what you mentioned: validation. Before institutional construction capital takes this seriously, I’d want to see site control, entitlement/zoning path, third-party market studies, a detailed development budget, phased sources & uses, sponsor equity and realistic preleasing/absorption assumptions. If those pieces start coming together, the financing strategy can be built around each phase rather than trying to capitalize the entire vision at once. Happy to be a resource on the debt/capital-stack side as it develops.
Intro to the group!!
Good morning, everyone - thank you Matt for the add! Grateful to be part of a community of people who are hungry to take down deals! A little about myself - I was born in Oakland, CA, and now based in Charlotte, NC. I got my start in real estate through residential wholesaling, then moved into investment sales and investing as an LP. Currently working on my second transaction as a GP, a 50+ unit multifamily acquisition in Greensboro. Looking forward to connecting, learning, and doing deals with you all. Let's go!

@Kwame Yeboah Great progression from wholesaling to LP and now GP. On a 50+ unit acquisition, getting the debt strategy dialed in early can materially change the equity requirement and returns, especially if there’s a value-add component. I’m on the commercial financing side nationwide, so happy to be a resource as the Greensboro deal progresses. Would love to see you get #2 across the finish line.
Soon to be Multifamy investor

I’ve spent the past couple of years in single family getting my tail whipped and I’m looking to partner anyway I can in deals in and around the middle TN market/KY and Alabama markets. If I can be of any help/JV/boots on ground/property management let’s connect.

@Oren Reece Welcome Oren. Making the jump from single family into multifamily is a great move. I’m on the commercial financing side and work nationwide, so as you start analyzing deals in TN, KY or AL, happy to be a resource on the debt side and help you understand what will actually finance before you get too deep into a deal.
