Potential lease option?
A landlord I was previously speaking with got back in touch today about a vacant HMO in Bristol. He initially got in touch as he was wanting guaranteed rent or management. Once I checked out the property I noticed it is actually for sale. It is for sale with a company who aren't local and who I have dealt with in the past. I don't rate them very highly! He has said he is open to a 5 year lease then they would look to sell. The rent they are wanting isn't going to happen as it is market rent. It is his fathers property and they have a massive portfolio in Bristol so would like to try and get it to manage or on Lease option to buy in 5 years. I'm going to check it out this afternoon as I'm going to another property I manage in Bristol to do a check up after a long term booking. Big thing is parking for it to be SA. If parking is not available it can only be HMO but I would still be interested but only as a Lease option to buy inside 5 years. Any tips? If I can solve this problem for them it could lead to a lot more properties coming my way as this family own a lot of properties in Bristol @Paul Rose Done more due diigence and he had it up for rent earlier in the year at £500 less he asked for from me and unsure if he got it rented... Should I share I know this information or keep it quiet as now I know what rent he was trying to get but ultimately didn't get...
Help with Vendor - Update x 2 5/9
I found a property that has potential, but it has 10 days left on the auction. However, this property used to be rented out. So, I have done a little digging and have managed to make contact with the vendors son. The vendors son happens to be experienced in property, as someone fairly early on in our journey, how would you approach this. So far I have just reached out to make contact and asked if they would be willing to talk if they fail to sell at auction. They have replied and said "What do you have in mind" Where woukd you go from here? my thoughts are to just ask loads of questions because I think the property would make a great holiday let and we still need to get the back story to make sure the deal would stack. Obviously I know we need to treat this as any other deal but my fear is the vendors son may pounce on a weakness. On numbers alone the deal looks good, great location, again with most SA units in a remote area very few comps. Any help and advice would be welcome. My plan is to just go back and ask if they can provide evidence of the nightly rate, occupancy rate and running costs and if the house requires any maintenance etc. Do I ask why the vendors son is not taking it on as he is in property and he run them for his mum. Gut feeling is they won't sell at auction, but it would be nice to be in deep dialogue before it finishes. Thanks all

Finance costs if using bridging, holding costs and back up plan if it doesn't get sold and you are still on a bridge. Flipping properties suitable for SA as you have back up plan and no tenants to deal with. Property will be kept in great condition and you get cashflow up until the market is better for it to hit the sale targets I will watch the replay

@Paul Rose I highly doubt they will go down the same route as Scotland or London but it will get tougher. We will see

Thanks @Paul Rose Not had a call with Paul in a while but wanted to go over numbers on a BRR I have agreed in South Wales 3 bed terraced for under 100k Over 11% yield on purchase price Leaving under 5k in the deal (potentially all money out depending on valuation ) Over 68% Roi with the conservative numbers 📈 I have been conservative on end value His deal calculator we have access to is great 🏡👍
