Advice.
It's been 2 months since I became licensed. And I'm ready to get my first deal. I have been spending most of my time learning more about real estate. Working on my social media marketing. What did you guys do to get your first deal? How did you go about it?

My aunt was my first deal purchasing land My co worker was my second deal...this I call the nightmare deal that taught me everything I need to know about real estate 🤣...the third deal was a couple referred to me by the lender from the second deal. So who is your sphere? Start sending them market reports. do an analysis on a standard 3 bedroom 2 bath home in your area and start messaging your sphere that lives in that area and let them know of the stats that the standard 3/2 sells for $x, in x many days, AND add an extra layer of a market prediction in there - so how much inventory does your market have, how many sales do you have? How many months of inventory do you have? And with that info you determine whether or not the market is declining or appreciating over time. Throw all that into chat gpt to make an optimistic professional but personal sounding market update and you blast that out to your sphere

If you work with investors they can bring you repeat business and your network starts to grow quick Especially if you do good work Offer to help out early in the process when they’re just starting the rehab process Realtors tend to have an eye that investors don’t have Investors are focused more on the money & financing Realtors are more focused on the integrity of the home

@Omari Heflin it's fun too. It's one of my favorite things is crunching numbers for my Investor! And then I help with some of the design picks as well. I'm so thankful he's been my number one repeat customer!! My markets are Hernando County, Pasco County, citrus County, and surrounding counties upon request in the Tampa Bay area, Florida! You ?
Hitting a Wall!!
Today hit me hard, I’ve been licensed for about 6 weeks, nothing in contract yet. I’ve done like 40-45 videos. Posting like crazy. Open houses every week, having as many conversations as I can, I feel like I am getting close but looking for a little motivation or guidance. I want to be successful and I will never give up to get there but damn I am working so hard. Any advice? lol. Love always!!!

Go into your Facebook, add neighborhood groups. Find people asking questions a real estate agent could answer like simply asking for a realtor or recommended things to do. You might run into people that are relocating and need an honest realtor. When you're having conversations with people, what are you saying about the market?

Time batching - flossing...
My dentist says I need to floss more and I've been skipping... but you know what helps me actually do it and take my time? Listening to the classroom!! Every module is my favorite.. Trent and the guests did such an amazing job on each course. I am now in the masterclass module with Trent and Steve Koleno and I am absolutely amazed that I am actually right on track and aligned with the mindset on being consumer centric. I think whats next for me is make sure I have a system for everything. I tend to slack on setting a weekly schedule so I'm working on that as well. Hope you all are well and aiming to be 1% better everyday!!
