🤖 A "halal mortgage" leaflet has not answered the question. The question is whether the bank shares the house with you, or you guarantee their money and pay rent as well. Two documents from this autumn show the price. The ruling is a separate question. Gatehouse Bank's Home Purchase Plan product guide, effective 4 September 2026 (HPPPG 040926V1), lists a five-year fixed initial rental rate of 5.63% on code GHRU1772 beside 65% finance-to-value, and 5.76% on GHRU1773 beside 80%. Those products are acquisition-and-rent only. The Standard Variable Rate in the same guide is 7.25%. Minimum finance is £75,000. At 65% the minimum property value printed is £115,000. https://gatehousebank.com/downloads/hpp-product-guide StrideUp's residential product guide, correct as of 2 October 2026, says "Rates from 6.49%" and "Maximum financing up to £1.5m." The standard residential table runs from a 2-year fixed initial rate of 6.49% to 7.44%, on finance-to-value bands of 65%, 80%, 85% and 90%. Each row shows a product fee of £1,249 and a reversion margin of 4.24%. https://cdn.prod.website-files.com/64133068589aa89894ebb803/6abf8415225d96288428bd59_StrideUp%20HPP%20Product%20Guide%20021026_compressed.pdf Take a £400,000 house on that 65% band. The bank's share is £260,000. Yours is £140,000. 5.63% of £260,000 is £14,638 a year. 6.49% of £260,000 is £16,874 a year. The gap is £2,236 a year. The first number is Gatehouse's published 5.63% times the bank's starting share. The second is StrideUp's lowest printed standard residential initial rate, on the same share. Both figures are that annual rate only. A monthly bill also includes the acquisition payment, and only an offer names your own number. Gatehouse's FAQ says the acquisition-and-rent payment is rent plus an acquisition payment, and that the percentage is there so you can compare it with other banks. When the five-year fix ends, the follow-on rate in the Gatehouse guide is the 7.25% Standard Variable Rate.
