Proposing an Owner Finance
I have a probate deal that Ive been working and my heart in this is to help him keep his house, or at least walk away with some cash. The deceased father had a reverse mortgage on it and they are demanding payment in the next 3 months. The heir/seller is open to selling and would walk away with about $30k and I would flip; I’ve also offered to buy it and sell it back to him on owner financing - obviously at a higher rate and with money down. He wants to see what that would look like but I’m not sure where to start or how to figure that up. I need to make some money but also want to give him a good deal. House is worth $220k, he will take $125k. That would give him $30k after he pays off the RM. I’m thinking I could sell it back to him at $160k with 10% down, at 8% interest but not sure… also not sure how to calculate the monthly payment he’d need to make and factor in tax, insurance, etc.… any thoughts? Does anyone have contract examples? Thanks!
Good deal?
I'd love some thoughts, or info on how I can evaluate an opportunity that has come across my desk...is this a good deal, or what would you do? I also don't have experience with Section 8, so any insight there would be appreciated! The house is a 3/2 1348sqft, fully renovated, turnkey; Comps are $170k ($120/sqft); Tenant is in place and has been for a year, and just renewed for another year. Section 8. Property Management fees are $50/mo and that includes liability insurance coverage; Taxes are about $4k annually; Off market, asking $150k ($111/sqft). I would need to do a DCSR and then cas-out refi. Current tenant is paying $1500 per month. This seems to be very tight margins, but as a buy/hold value would increase. I am just not quite sure how to evaluate this and make sure I wouldn't be upside down.

@Evan Ragsdale thank you!! I went in at $126k but got denied which isn’t surprising, but I tried and that is half the battle 😊
I NEED HELP!
I need help in more ways than one but let’s just start with this for now😂 I’m looking to make a change to our weekly call schedule and I want your input before finalizing it. Our current Wednesday 6 PM CST slot isn’t ideal for everyone, so I’ve narrowed it down to 3 new options: ✅ Option A — Tuesday at 12 PM CST ✅ Option B — Thursday at 12 PM CST ✅ Option C — Monday at 11 AM CST All three are midday slots that hopefully work across time zones and different schedules — whether you’re self-employed, have a 9-to-5, or are juggling family life….at least you can listen in instead of heading to bed ha! Comment below with your preferred option with “A” “B” or “C). I’ll announce the new time later this week! I really appreciate your input as it helps me to make the best decision for the group…and YOU! Thank you!

A or B!
Call Wednesday @6pm CST
What if your next deal actually paid YOU $20,000 to buy it? Not break even. Not a small profit. $20,000 in your pocket — AND you keep the rental. That’s exactly what’s possible when you understand how to structure creative deals the right way. Wednesday at 6 PM CST I’m showing you a real deal — start to finish — so you can see exactly how it’s done. You’ll walk away knowing: → How to spot a deal others walk right past → How to negotiate so the seller says yes AND you win → How to find a private lender and use their money to buy → How to run the numbers so you never overpay → How to get your property rented fast without managing it yourself → How to do a cash-out refi that puts $20K+ back in your pocket This is your blueprint. Come ready to take notes. See you then. Link is in the calendar section of this community❤️

I’m brand new to the group, I’ve been learning a lot, but the financial piece of it has been the most overwhelming to me with all the suggestions out there from ‘gurus’ on raising capital - from getting 20 credit cards to doing a HELOC, to taking out my 401k. None of this seem like good choices to me. I’m eager to learn the ‘lingo’ and the responsible ways of raising capital. I’m starting with fix and flips, and considering auctions but not sure where to start on finding lenders, stacking, etc

@Evan Ragsdale thank you so much! Unfortunately Wednesdays are tough for me. I’m a leader for the youth ministry at my church and start there around 5:15 every week. I’d love to schedule a time to chat if you are open to it. Thanks!
