Introduction & Question
Hi, group. I am a single mom living near Denver, Colorado. I'm excited to learn from this group. I started renting rooms in my home (3 renters) in April of 2023 and it's gone very well. (It's been a great way to make my mortgage affordable after divorce so I can spend more time with my 5 yr old.) Now, I'd like to expand by 1) finishing my basement and adding a renter there and 2) adding a tiny home for a renter in the backyard. (And, move the renters out of the inside of my house.) My expansion road block is funding- I'm looking into private wealth investor funders, a personal loan or 0% business funding as options, but I have some many questions about these- can anyone help! (I have a great personal credit score, but a very high debt to income ratio, no inequity in my home and a lot of business LLC unsecured debt so banks are turning me down for business credit/loans to do these construction projects.) Thanks! (FYI, I have a tiny home investor deal to share as well.)

@Joseph Williams Hi. Thanks for that info. 1. The basement will cost about $40k to finish and make it "rentable". It already has a shower drain. If I made it a walkout, which is my ultimate goal, it'll be about $60k. (I've had several contractor estimates and found one that's highly recommended and experienced with what I need.) Rent should go for $1200-$1500/mo. 2. The tiny home is allowed in my county (Broomfield, CO) and will cost about $70k (unless I find a used one). Harder to predict the rent I can charge on a more rare tiny home, but my guess is $1500-2000/mo. The tiny home is it's own collateral and arrives already finished, so since I'll probably need private lending and the lenders will want decent collateral, I'd prefer this tiny home option first.

@Joseph Williams hi. Good to know. I have found no affordable builders who also have financing/affordable financing. My other complication, unfortunately, is that my county requires the tiny home be certified by my state by a certified builder. This makes finding cheaper used very challenging. I've found no reliable online listing source for used certified tiny homes. Yes, wheels are fine. My other funding option is to start an LLC tiny home consulting or related business and then get a funding expert to help me get 0% funding for $100k or more.
