One Word….
25 years in multifamily, and I am tired of one word. Stop calling the people living in our communities "tenants." A tenant leases office space, a retail storefront, a warehouse. That is a commercial relationship with commercial language. A resident lives somewhere. They raise their kids there. They come home after a long day and lock the door behind them. These words are not interchangeable. I've watched how language moves through an entire operation. When a property team says "tenants," the mindset drifts toward transactions. The maintenance call becomes a nuisance, the renewal becomes a negotiation, and the person on the other side of the door becomes a unit number. When a team says "residents," the mindset shifts toward service and accountability. In workforce and affordable housing, the people we serve already navigate enough friction. They deserve language that reflects the fact that our properties are their homes. That starts with one word. Resident.

@Jem Arcibal I feel it is always the small things that make or break a resident experience. This one-word change, picking up trash on the day of closing, learning the resident's name are just a few of the items we implemented in operations to build positive experiences. You are completely correct.
Billing back water/sewer
Good morning y'all, How does billing back water/sewer work to duplex renters in Texas? How successful is it, and how easy is it?

I don’t know how it works in TX but in OH I charge a utility fee of $70 for water sewer and gas as those are not submetered.

I’m Cheryl Yetka, founder of Quiet River Real Estate Investments. My background is in affordable housing, asset management, hospitality, operations, and public service. I worked for one of the largest property management companies in the US in the affordable space for almost 15 years. Faith, family, and creating safe, stable housing are a big part of who I am and why I do this work. Right now, I’m focused on building a workforce and affordable housing portfolio by buying and improving value-add multifamily properties. I’m also growing The Quiet River Workforce Housing Club, expanding my investor network, and launching The Quiet River Table podcast and speaking platform. I’m hoping to keep learning more about underwriting, capital raising, funding opportunities, and how to scale a real estate company the right way. My bigger goal is to show that investors can earn strong returns while also improving housing, supporting residents, and making a real difference in communities.

I’m right at 173 doors. 200 is my limit. Where are y’all at with doors? Some people here just starting to consider and I know some have more than 200. It’s so cool how different sizes can help with different goals. Excited and blessed that yall are here!

I have 6 units that I bought in 45 days last fall. 2 single family and 2 duplexes. 5 in OH and 1 unit in OK. Self-manage and will be selling at least two of the properties in the next 2-6 months as turn-key long-term rentals for investors. All updated. So, if you know anyone that wants turn-key 100% occupied let me know!
