Using AI To Apply For Renovation Grants
Officially just submitted for two grants inside of the development district where I purchased my last warehouse project The city is willing to cover 50% of the renovation cost for my proposed upgrades (up to $10k), as well as up to $3000 additional for a separate lighting grant which I’ll be taking advantage of to improve curb appeal and overall have a better product to offer future tenants I’ve attached a few pictures below of the current building and mock ups I generated to submit with my proposals. Love to hear your thoughts on if you’ve ever taken advantage of something like this on a project

When I purchased the building for 45,000 I convinced the owner to also throw in the neighboring building for free (shown in the first picture) I ultimately decided to tear it down due to structural issues and convert the lot into a laydown yard for the project since the building can support larger vehicles and equipment
First Development Project
Hey guys, first time joining a Skool community and posting My fiance and I are based in Austin TX, but recently started acquiring small flex space properties in Central Louisiana where we grew up We’ve purchased 2 buildings, one for $69k ($80k after improvements) and it’s now leased for $1,400/mo Our 2nd property is 2,600sqft + mezzanine office where we purchased for $45k but after improvements we’ll have close to $80k also in that property with target rents at $2,200/mo I’m looking to develop a small warehouse park in the 15-20k sqft range next year and looking for guidance on how to source materials/trades effectively to get my costs down. The market I want to build in is also a bit hard to do deep research on so that’s also where I’m still learning on how to compile that info. Pics under the post of our first 2 deals for attention

@Josh Loewenstine so far what I’ve run into with 2 local banks in that market is them only offering 20yr amortization with adjustable rates after a 5yr lock Some lenders I’ve found on Biggerpockets tell me that asset class is just harder to refinance

Does anyone have a leasing application to share? What is the criteria you look for specific to Small Bay Industrial? Thanks in advance?

I use Doorloop for self management. They let you create a lease application in the platform while also running background/credit checks

@Shital Thakkar they do That’s just the software I chose at first given how good the support team was in the setup phase There may be better options out there
