Good afternoon! After shopping many CPA's - I landed where I first began. I want to save the most on taxes to reinvest. I own/manage one STR currently and trying to get my hubs on board to what the possibilities are. My biggest challenge is getting my books organized and on the path to success, the right way.

Hi Ryan! Glad to be a new participant in the community. I'm fairly new to the rental world but want to learn more to capitalize on what I'm currently doing. Looking forward to future strategy to maximize what i want to do. Currently i have one STR and one LTR. I have the option of owning my current commercial building my companies office out of but not sure if that's the best route. Ultimately my goal is to build a nice retirement income through this space and leave a legacy of properties for my kids.

Welcome. The owning your commercial building that you run your business in is a very good strategy because you don't have to be a REP/STR Loophole to take the depreciation from the building to go against your active income.
Seller Financing - Things to Ask?
Hello! I'm looking at a seller-financed property purchase and wanted to make sure I could still use the mortgage interest as a deduction and still do a cost segregation study? Is there anything else to consider in a seller-financed deal?

@Mycah Bain is it 100% seller financed or are you getting a loan for some and the seller is carrying the rest?
Material Participation
Hi everyone, I closed on a STR 1/29/2026. Took 3 months to furnish and remodel the property. First guest arrived in April. Will my time designing, call with contractors, paying bills, getting insurance, setting up permits, before April count towards MP?

@Andrew Chen our default stance on this is to assume all hours are counted from date under contract both yours- and others.
LT Capital gain Offset through Cost Seg
Anyone have a strategy to leverage STR bonus deprecation to offset long term capital gains from a stock sale. The gain was long term capital gain and the original stock was issued as RSU and part of a compensation plan. I am not sure if a cost seg will offset LT capital gain of this type. Thanks

assuming STR loophole/material participation, the loss would first offset any W2/active income first then go to LTCG and offset that which is what you actually want because your active income is always taxed higher than LTCG.
