Buyers wants the plans
I have land under contract and a potential buyer who wants me to "send me what you have" after i told him we have approved building plans. Does that mean i send him the building plans and city engineering approval, sewage approval? even the address? I feel like if i send him all that he could just go behind my back.

@John Lundin Good question John First off where did this potential buyer come from? Do you know their background, proof of funds, other deals they've closed on, a website with company info and past projects worked on? Source of the buyer will tell you more than anything. If they came from a Facebook group and the account has hardly any posts I'd have major caution there If they came from land buyer software or county records that'll tell you right away if this guy is legit. If you know he's a legit buyer with multiple past projects and you've spoken on the phone and built a real connection, then I'd send him what he needs to make a decision to move forward or not Even then I'd still scout other buyers who are interested. Working dispo has taught me to never fully rely on just one buyer, it's always better to have multiple. It's ok to let them know you're sending it out to multiple buyers for highest and best offer, or you can do first come first serve, entirely up to you and the approach you want to work with If you need help on the dispo side my team has a deep buyer network looking for solid deals, happy to partner up and JV if that's ever an option for you Hope this helps and good luck, keep us posted how the deal goes
Novation
Has anyone had this problem on a novation. Look to double close on B-C. Inspections are this week and lender for B-C wants a copy of the A-B. The title company does double closings. But today my realtor that has the novation listed is telling me the lender for the buyer we have in place is asking for the A-B agreement. Should I send the agreement with purchase price redacted?
