Curious if anyone here is doing much with month-to-month flex space versus more traditional leases. I’ve had some success with a few different setups that combine things like staging or storage space, shared dock access, restrooms and vehicle parking. Some of it has been delivery-related businesses, and the demand has been better than I expected. It has me thinking more about older manufacturing or industrial buildings with decent parking as a possible first flex purchase. Seems like there could be a lot of ways to make the space work without having to build out traditional bays from day one. Anyone doing something similar? Curious what has worked well and what has ended up being more trouble than it was worth.
We almost always allow 6 month lease terms, but that’s as low as we will go. We charge a premium for those terms as well to cover the tenant turnover costs.
