What’s usually the point where you decide to walk away from a deal?
I’ve been thinking about this because a deal can look good at first, but the more you look into it, the more you can sometimes find things that change the picture. Maybe it’s the comps, repair costs, the exit, title, the seller’s expectations, or simply that there isn’t enough room for the unknowns. Curious to hear how others look at it, what’s the biggest red flag that makes you stop pursuing a deal, even when the numbers initially look attractive?

@Evan Hamilton I can see that. The point about listening to the seller’s wording is really useful. Sometimes you can pick up a lot before even getting deep into the numbers.

@Tiffany Martinez Interesting question. I’d imagine the short-sale approval is the key piece here, especially since you’re the owner rather than a third-party wholesaler. I’d want to understand how the servicer would view the assignment and the proposed buyer before moving forward. Has your lender or short-sale negotiator given you any guidance on whether they would allow that structure? Snsnsbdbsaj

@Mike Dawe I’d probably keep the first message fairly short and make it specific to who you’re contacting. A builder may care more about location, zoning and development potential, while a cash buyer may be looking at different numbers and exit criteria. Have you already got a list of builders and buyers, or are you still putting that together?

@Kashan Khan The headline numbers look interesting, but I’d be careful about making the decision from the ARV and repair estimate alone. I’d want to see how solid the comps are, what’s actually included in that $40k repair figure, and the full costs from acquisition through to the exit. That’s usually where a deal can look very different once everything is properly accounted for.
