Quick field post — and a direct cohort message. 📍 I am at a showing for a client right now. And I just got an accepted offer for another client. Two deals in motion simultaneously. Standing here it hit me — every single step that got both of these deals to where they are right now follows a checklist. From the first property that hits the pipeline to the moment an offer gets accepted: 📋 Finding the property — what criteria, what sources, what pipeline volume. 📊 Running the numbers — the 10-minute screen, the MAO, the three return metrics. 🏠 Walking the property — what to look for, how to read the layout, what questions to ask. 📝 Submitting the offer — how to structure it, what terms protect you. 🤝 Negotiating — how to use problems, condition, and motivation as leverage. ✅ Getting to accepted — the path from offer to contract. Each one of those is a skill. And each one of those is something you either enjoy doing — or you need to delegate. That second part is the part most investors miss. First coat of paint is up inside the front unit. Siding is going on the exterior of the back house at the same time. Two scopes. One timeline. That is how you compress the schedule. Two reminders from today's site visit for everyone running an active rehab: 🔑 Go to the site. You cannot verify execution from behind a screen. Trust your team — and show up to confirm the work is happening the way you asked for it. Presence is ownership, not micromanagement. 📋 Check every visit against the draw schedule. The draw schedule defines what work is authorized at each phase and what payment is tied to it. If a contractor did work that is not on the draw schedule — that is their choice. They do not get paid for it. The draw schedule is the agreement. Anything outside it requires your approval before it happens. This is Script 184's remote rehab management system in live action. Milestone tracking. Draw schedule discipline. Site presence. The system works. You have to run it. A great strategy plan for rehabs, everything should be understood and planned ahead of time to minimize surprises and unknown costs!
