Your Favorite Initial Indicator
I am curious what everyone's favorite initial indicator is for going after their deals. It seems like the most common one mentioned by all of the top people in the space is delinquent taxes which is something I have never really looked at. For over 25 years...foreclosures have been my favorite arena to operate in and what I spend 90% of my time on. We target them specifically and find that when they have additional problem markers (dead owners/no probate, abandoned probate, large liens or judgments) they present great opportunities that most other investors walk away from because they don't know how to deal with these problems. A distant second place would be deals that have fallen out of contract due to title issues. How about you? What is your favorite place to start the hunt?

I switched from targeting foreclosures to tax delinquent, the conversations (maybe just in my head) felt easier with tax delinquencies. Do you find that pre-foreclosures require much more capital upfront @William Tingle ?

@William Tingle understood, honestly speaking I’ve done a few more (non-curative deals) in pre-foreclosures than I have in tax delinquencies. Maybe should’ve just to one list and one strategy

https://www.onlinejobs.ph/ Someone asked me at Happy Hour where I found my property lead research team. It’s not that easy to source, train & retain personnel. I was hiring from upwork & fiverr but had so much turnover & lack of loyalty until I made the financial commitment to have full time support. I’m no expert at this part of the business, but committing to a full time VA made a huge impact.

Got a Messy One
Partner and I got this one under contract yesterday. We got the rights to the estate signed over by the daughter. It’s a messy one with about 65k in taxes, 23k code violations which is now a lawsuit with the county and it’s still in the deceased owners name. We put a 35 day inspection period to make sure no more liens come up, and to give us some time to have our attorney figure out how to avoid probate with something like a small estate affidavit, as well as see what it will take to clear the code violation lawsuit with the county. Figuring it out as we go.
