Quick update on the metal garage deal I posted about last week. Real talk, this one has low key been hard. It's not a couch you grab and relist in a day. It's a full 40x50 building, so I'm basically putting the whole job together myself. Here's what the last few days looked like: → Sent almost 40 quote requests in one afternoon. Building suppliers, concrete, doors, spray foam, installers, delivery. → A couple bounced. A bunch never replied. About a dozen came back. → Every reply turned into more back and forth. Specs, snow load, door sizes, lead times. → Sent the customer two updated proposals last night. Now we're at the part where the written quotes are coming in and I'm lining them up against each other. If it closes, it's a five-figure spread. That's more than a whole month of couch flips from one deal. What this taught me (and it applies to every flip, big or small): → Sell before you buy. I had a buyer saying "no ceiling" before I spent a dollar. → Volume wins. 40 emails to get 12 real answers. Same as messaging 10 sellers to land 2 pickups. → Get it in writing. Nothing counts until the quote is on paper. → Boring work = the money. Nobody wants to chase 40 suppliers. That's exactly why the spread is there. I'll post the final numbers once it's signed. Jordan, check your DMs, I sent you 3 free furniture wins near you to start with. For everyone else, here's the method I sent him because it works in any city: List before you buy. Step 1: Find a free or cheap item (couch, dining table, dresser). Message the seller and set up a pickup. Step 2: Save the seller's photos and put them in ChatGPT with this prompt: "Using these photos, create a clean, bright Marketplace photo of this exact item. Keep the item identical: same shape, color, material, and any wear or marks. Only improve the lighting, clean up the background, and put it in a simple, styled room. Square format, realistic." Step 3: Same chat, ask it to write your listing: title under 60 characters with the words buyers actually search, honest condition, measurements, your pickup area, and a line saying "Photos are edited for lighting." Step 4: Post it. If you get messages, go grab the item. If nobody bites, you haven't spent a dollar or lifted anything. You're paying to see how I actually do this, so here's everything on the metal garage deal. Nothing hidden. 📦 THE ORIGINAL LISTING (30x40 garage kit) - Found a used one on Kijiji: $14,000 - Listed it on Marketplace: $16,500 - Spread: about $2,500 - Same kit new at retail: $17,999, so my ad still beat new by $1,499 🔍 THE BUYER WANTED 40x50 - The budget kit brands here don't make a 40-foot width. Widths go 20, 26, 30, then jump to 50. - Closest cheap option: 30x50 (1,500 sq ft) at $18,999, in stock - Next size up: 50x50 at $67,999. Huge jump. - An exact 40x50x14 was advertised at about $58,400, building alone. 🏗️ WHAT AN INSTALLED JOB ACTUALLY COSTS Building + delivery + foundation and slab + crew to put it up + insulation and heat + permits (about $832 building permit, $265 development permit). Written quotes on every piece. 💰 MY PRICING RULES (set BEFORE I quote) 1️⃣ Add up every direct cost from written quotes. No guessing. 2️⃣ Add a $2,000 buffer for surprises. 3️⃣ Price so I keep a 25% gross margin. 4️⃣ Hard floor: no job for less than $12,000 profit. 🎯 Target: $17,500 to $22,000 profit. Formula: Price = (costs + $2,000) ÷ 0.75 - $34,000 costs → $48,000 price → $12,000 profit (the floor) - $50,500 costs → $70,000 price → $17,500 profit - $64,000 costs → $88,000 price → $22,000 profit ⚠️ WHERE IT STANDS Profit is NOT confirmed. It depends on the written quotes, still coming in. If the numbers don't clear my floor, I walk. 🛡️ ONE MORE RULE No deposit on construction jobs until licensing, cancellation terms and final price are all in writing. A $16,500 garage listing just turned into a "no ceiling" buyer
This one started small and got big fast. Here's exactly how it played out 👇 1️⃣ I listed a 30x40 metal garage kit for $16,500. I didn't own it. I'd found one I could source for less. Same Sell Before You Buy play as the $120 table, just bigger. 2️⃣ A buyer messaged: 30x40 is too small, he wants a 40x50. And do I have an installer? 3️⃣ Before doing any work, I asked one question: "what's your ceiling roughly?" His answer: "No ceiling." (screenshots below) 4️⃣ Then I went to work. With AI finding suppliers and drafting the quote requests, I sent 38 emails in a day: building suppliers, installers, concrete, insulation and freight. 5️⃣ Turns out nobody here sells a 40-foot-wide building off the shelf. So I'm quoting him options by square footage, not the exact size he named. Where it stands: quotes are coming in, nothing's sold yet. If it closes, it could be a ~$15K job. I'll post the receipt either way. The lessons work on a $100 dresser too: ✅ Ask the ceiling BEFORE you put the work in ✅ "Wrong size" isn't a no. Update 📄 Here's the draft proposal I built for him while the quotes come in. Three options (building only, erected shell, insulated + heated), with prices filled in once the written bids land. A clean proposal makes a big-ticket buyer trust you before you've quoted a dollar.

Once people saw me flipping, they started asking me to sell their stuff for them. So this week I built a Listing Factory (screenshot below): 📸 Owner sends their photos 🤖 AI cleans up the background (the item stays exactly as it is, flaws and all) ✍️ It writes the title and description and suggests a price from real local listings 📤 I review it and post You don't need a tool to start. Here's the manual version: 1️⃣ Agree on the minimum price and your cut BEFORE you list. 30–35% is a fair starting point on smaller items. 2️⃣ Take better photos than they did: daylight, clean background, 4+ angles. 3️⃣ Write down every flaw.
