Looking to Purchase Lakefront STR in Texas
Looking to purchase a lakefront property in Texas before end of year that we can successfully get up and running before December 31st! If anyone comes across any mind blowing properties under $850k let us know. Close to central Texas would be preferable!

I know of a couple in Jefferson but they're more river front properties and already have place to store your boat, and a cool shop that could double as an extra sleeping place or cool game room/ man cave!

https://www.zillow.com/homedetails/176-Ma-County-Rd-3215-Jefferson-TX-75657/127203177_zpid/ This is the the house I was talking about! River access leads to Caddo Lake that has fun fishing and beautiful scenery. Jefferson has great holidays, was voted a top 10 small town in Texas, and has wineries, a brewery, and amazing food!
Question
I have a question! Does the 1st time homebuyer loan qualify to help start a STR? If not, what are some other ways to help besides Cohosting or finding investors without having them take too much equity out of our property we find? My wife and I found a great property in the Marshall area that has all the meat and bones, but needs the skin, hair, and nails!

Thanks for the info! We found a great 3bd 2b house in the yellow zone of our area which means it could be used for special permits or STRs as long as it gets approved or we find the certificate. The zoning in my area is weird because certain parts are flagged as good for STRs but my area also doesn't have many laws or any laws about STRs.
Howdy Cowboys and Cowgirls!
Howdy Everyone! My name is Hunter Punjak and I live in the good ole East Texas Area about 40ish minutes west of Shreveport! I am in the first stage trying to figure out what's best for my wife and our growing family. We have two beautiful children, two dogs, a big dream of financial freedom and losing the normal 9-5 desk job. We have always talked/dreamed about owning one or more STRs. Our buddy Preston Pope showed us this application that he uses and we fell in love with the possibilities. The 90-day goal is to find properties in the ETX area that will make the piney woods shine, bring ohmage to our alma mater, East Texas Baptist University, but also give us the freedom to help others looking for their next steps. The biggest thing holding us back is the fact that I recently lost my job and have no other income other than my wife's part time job and my second job at a local coffee shop. We'd love to hear from y'all with your experiences!

@Matt Sanderson I believe you're referring to Jefferson with the cypress trees on Caddo lake! My wife and I went to look at a few properties we thought would be good for our first STR but they were either too expensive for what we could afford or needed too much work and we didn't have the funds to do it. Jefferson has many fun things like general stores, Ghost tours, beautiful rivers fed into Caddo, and they have decent coffee. Christmas time, Mardi Gras, and 4th of July are huge revenue bumps for that area and there are 3 colleges within 30 minutes of Jefferson, East Texas Baptist University, Wiley University, and TSTC. If you're a coffee lover Jefferson has "The Hive" and Marshall has Joe Pine coffee, 7Brew, Starbucks, Huey's, and a coffee truck called War Daddy Coffee. Many great small town places to eat and Marshall has a pizza place that competed in the Texas Pizza competition and did well with their 5 boroughs pizza (which is my favorite pizza there).
