I have a 40 acres in contract I am working on annexing it into the city and getting the plans approved through a rezone for 153 residential lots and 1 commercial lot (required by the city). I have contracted all the entitlements (engineers, lawyers, Geotech, etc) I have a year to close on the deal to get entitlements in place. I have a couple offers from builders to close at shovel ready status. Likely a dual close. And I may have a capital partner lined up to fund the entitlements but I am curious do people know of other sources of capital that will fund the entitlements? If so what sort of deal terms are you seeing out there?
