Hey, I'm sharing details on a deal that I'm working on right now. We're wrapping up our capital raise with the next few partners. Anyone interested in this market would love your feedback. Specifically, I am buying a 23 unit property in Southern Minnesota that is a value add deal. Currently poorly managed, property needs some repair and is only about 50% rented. Lots of upside, we are looking for $300k and can be flexible in how we structure that. Not sure how much I should post here up front but hit me up, I can go over everything.

I keep sitting here staring at my LOI...I just need to send it, right? Like, push the button and make it happen. The deal isn't going to buy itself.

Does it mean you are in too deep when your wife asks you about "the last property we bought" and you reply is "I'm going to need you to be more specific"?

I am new here and almost finished the course now. I have started looking for some deals but I keep getting the numbers and running them and I find lots of these places just don't pan out. I have one that has an expense ratio of 40% gross rents but then it fails miserably the DSCR ratio and the cap rate isn't great. Am I doing othis wrong or is there just lots of bad deals out there?

Is it good to work with a Private Money Broker instead of a bank? Would they be more receptive to creative options?
