Going Live in 2 hours!!!
Everyone in here asks me about house one. Today is about house two. I read what gets posted in this community, and almost every question is about the first house. How much do I need to start? Which market should I pick? Will the tenant wreck the place? How hard is the inspection? Those are good questions, and I'm answering all of them today. But I want to be straight with you first. One house is not going to change your life. A good one pays you $300 to $500 a month. That's a car payment. If I told you one house lets you quit your job, I'd be lying. One house is the proof. House two is where it becomes a business. The part almost nobody teaches is what happens after house one. You buy a distressed house and fix it up, so it's worth more than you have in it. Then you refinance, pull cash back out, and put it into the next house. The same money goes around again. And this is where most people get it wrong. They think what decides how fast they grow is how much each door pays. It isn't. It's how much cash comes back out of each deal after the refinance, and how fast that cash goes into the next one. *That's what I'm teaching live today, in this order:* 1. *Paid Like Clockwork.* How to make the rent land on the 1st whether the economy is up or down, so you can plan house three while house one is still paying you. 2. *The Deal Machine.* The market-first system for finding $75,000 to $100,000 houses where the government backs the rent, so the next deal is never the hard part. I run three real deals live and kill one on camera, so you see exactly what a bad deal looks like before it costs you anything. 3. *The Capital Plan.* How to buy your first door with $20,000 to $25,000, and how refinancing at 75% of the new value puts that capital back to work on the next house. Yasir is a data analyst who had $100,000 sitting in savings at 3% and almost quit in his first week. He bought four Birmingham houses in under a year while working full time, then refinanced all four and pulled his capital back out. That's the loop, run by someone with a full-time job.
