Behind every closing, there’s usually a story that people don’t see. This France deal started at £280,000. I was working with two investors to put everything together, but then another buyer came in and the price moved to £320,000. Eventually, that buyer couldn’t secure the funding they needed, and the price had even been pushed as high as £360,000. That’s when I had the opportunity to step in and secure the property for £320,000. But there was a catch… I had to be prepared to cover the funding myself to make sure I didn’t lose the opportunity. It was stressful, but it taught me something I think every property investor should remember: A good opportunity can change very quickly. You can have investors lined up, a plan in place, and everything looking good, and then one change can completely shift the deal. For me, the biggest lessons were: 👉 Don't rely on only one funding plan. 👉 Know your numbers before the pressure arrives. 👉 Always have a backup strategy. 👉 And when the opportunity changes, be prepared to make a decision. I’m especially happy with this one because it’s a hotel, and the renovation I’m planning is relatively small. That gives me more control over the costs and the potential outcome.
