I emphasize the importance of understanding YOUR states procedure after a property tax sale. This is what I study, do you know your states equivalent? California Code, Revenue and Taxation Code - RTC § 4675.1 Frequently, this is the scenario examine when I ask the question, "If I can't solve the problem BEFORE the tax auction, what happens? Can I position myself to monetize for multiple possible outcomes?

Summer school leads
Ive got a lead that ive been working on for over a month and it happens to be one of the leads that Ellis gave me for summer school. One heir hung up on me weeks ago and refused to even have a conversation. One heir deceased so her two children have interest. Couldn't get ahold of third heir so I spoke with neighbor and I sent mail. The mail worked. Her husband called yesterday on her behalf and discussed the situation with me. He called the heir that hung up on me a homeless drug addict who wont cooperate with anything. Another investor has a contract with his wife and the two children of the deceased heir so he gave me his contact info. I spoke with the Investor who is still working on the property, has been for a couple years now. I believe he is working on a partition to get Linda the uncooperative heir out. So although she is uncooperative i'm thinking of sending her a message explaining how an investor has the rights to 2/3 of the property and will sell it from underneath her and I am willing to take her spot in that situation for a few thousand dollars. May or may not work but worth a shot. Then I can offer to sell the 33% to the other investor. What are your thoughts?

Operators: what's your actual lead-to-payout timeline?
Question for the folks who've done a few deals - from first contact with an owner to actually getting paid, how long does a typical surplus deal take you? Does it differ much between foreclosure and tax deed? And where's the biggest time sink - getting the signature, the filing, or the county/court processing? Trying to set realistic expectations, so real numbers help a lot. Appreciate anything you can share 🙏

Totally agree with Ellis. Every file has a life of its own and as much as u try to filter certain deals down to a certain segment or time frame, some require more work, patience or time to close.
