What client question would make a useful post?
A question from a buyer or seller can be the starting point for a useful social post. Answer the question without sharing their personal details. What question keeps coming up in your client conversations?

I’ve done a few videos on client questions, funniest part was I didn’t have clients yet lol so I just made up what I would want to know like I did a video on showings. “Kim can I leave my pet home for showings?” And then I did one on “What kind of repairs, remodels or maintenance. do I need to do before I consider listing my house.” Etc!
How do you handle a buyer who wants to wait?
A buyer saying they want to wait is not always a no. Sometimes it's rates, sometimes it's a job change, sometimes it's just nerves. I'd rather find out which one it is than guess. What do you say when a buyer tells you they want to wait?

I would really want to dive into more of what their goals are, and like you said, find out the reason of why they want to wait and then I can address each barrier and when I do that, I wanna be careful that I’m not arguing but instead of just giving them food for thought and I usually frame that as, “Those are some really good points. Are you open to hearing feedback about those or an alternate way of thinking?” Usually they say yes.😂
What do you ask on a first buyer call?
A first buyer call goes better when it's a conversation, not a form. I want to know timing, budget, and what's driving the move before we talk about homes. What's the first question you always ask?

I’ve only got to have this conversation twice so far but both times I just said that that’s so exciting, what making you want to switch it up from renting to homeownership now? Reason behind this question is because I think it is a really big mind set shift to go from being a renter to go home owner and sometimes do the conversation we might find out they say that there would be a difference and they weren’t really prepared to understand what it means to carry your home and I like to see their mindset and what’s gonna go through their mind when we have that in the payment per month discuss discussion and the down payment discussion lol
How do you stay in touch with past clients?
Past clients are easy to forget once closing is done, but they're often the warmest people in your database. A simple touch plan beats good intentions: a note after closing, a home anniversary message, and a check-in or two a year. What's the one thing you do to stay on a past client's radar?

I haven’t got to put this in practice yet so I can’t wait to get some wisdom from seasoned agents but my plan is to try to think of something of value to send monthly, quarterly (seasonal themed and branded) and yearly (appreciation)!
What goes in your weekly seller update?
A seller update can still be useful in a quiet week. Showing activity, the feedback you received, competing listings, and the next step give them more to work with than "nothing new." What do you include in your seller updates, and do you send them on a set day?

I usually do a Wednesday check in, I send all the ways I marketed their property over the last 7 days, include and attachments for socials that they can post/share too, competing houses and a view/activity report from my local MLS
