You Don't Have to Figure Out Property on Your Own!
I know starting out in property can feel like a lot sometimes. There are so many strategies to learn, numbers to understand and decisions to make that it's easy to wonder whether you're on the right track. But if there's one piece of advice I'd share with anyone in this community, it's this: don't put too much pressure on yourself to know everything straight away. Keep learning, ask questions and take things one step at a time. Whether you're looking for your first deal or already building your portfolio, learning from people with experience can give you a different perspective and help you make more informed decisions. You don't have to learn everything through trial and error! That's why I'd love to see more of you getting involved in our free AFL webinars. Have a look at the Skool calendar, pick a topic that interests you and come along. You might discover a strategy you hadn't considered before or finally get an answer to something you've been wondering about. And if you're looking to take your learning further, have a look at the upcoming Property Bootcamp. It's an opportunity to explore strategies in more depth, build your knowledge and connect with others who are working towards their property goals. My advice? Don't just sit on the sidelines waiting for the perfect moment. Make use of the resources available to you, get involved and start putting what you learn into practice when you're ready. I'd love to know where everyone is on their property journey! Are you just getting started, searching for your first deal, or looking to grow your portfolio? Drop a comment below and tell us what you're working towards. Let's share ideas, support each other and keep learning together!

Setting up a Limited Company
Good morning, I really need help because I feel like I am completely stocked at this point and I . I am at the point of setting up a Ltd company but I don't know how to go about it. I am aware I could use Companies House but I have heard about creating it online. Does anyone has any recommendations? Secondly, would it be advisable to create a business bank account before creating a Ltd company? Lastly, would I need to transfer some money into the business bank account even though my business isn't yet active or would the bank be charging me monthly? Many thanks

@Benedette Ngeukam Company first: register directly on Companies House online (property SIC codes like 68100/68209). Then open the bank account, since you’ll need your company number. Plenty of banks offer free business accounts with no deposit needed, so shop around. And speak to a property accountant first so the structure’s right from day one. You’re closer than you think!

Buying land. What are you checking first?
For anyone investing in land or looking into land deals, I'd love to hear how you approach the early checks. A plot can look attractive, but there can be a lot to investigate before deciding whether it's worth pursuing. What do you usually look at first: planning history, access, services, title restrictions, comparable land values, ground conditions, or the potential for a different use? And for those who've explored land opportunities, what has been the biggest surprise you've come across? I'm interested in the practical side of assessing land before getting too far into a deal. What do you wish more people checked at the beginning?

@Rachel Silves Planning first, always. Then access and title (watch out for ransom strips and covenants), then services and ground conditions. Biggest tip: speak to a planning consultant before you get emotionally attached to the plot!
