12 Month Lease
🤩Update & Win: We just signed a 12 month lease for a corporate client for our Louisiana home. Since we started last year and had our first insurance booking, we had really been struggling getting insurance leads and inquiries. Since April, we maybe got 3 insurance leads. Not sure why & also still trying to learn the market the home is in. Summer months I fell back on some shorter stays, and was able to acomodate some corporate clients. This lead found me on zillow, 1 person, no pets. We negotiated a price for 12 months. This is my only property so feels funny booking it up but also a blessing!🥂

Update on our 3/3 in Oklahoma
Good day today! Wanted to share an update on our 3/3 home in Oklahoma. Our current tenant was placed through an insurance lease matching company for 3 months, with the lease under the company's name not the tenant. Their insurance housing allowance ran out, but the tenant contacted me directly requesting a 5 day extension starting today. I agreed, but only through Airbnb so we'd have some additional protection and a documented reservation. Can't have someone in our home with without lease or protection. They're scheduled to vacate on 10/26. We inspected the home two days ago, and it was in perfect condition. So awesome. The home was exactly how they moved in. Even better news: We secured our next tenant! It's a Medical relocation, with an initial 3 mo lease then month-to-month until their new home is ready. I completed the screening: Screening done through SmartMove, it's great! - FICO score: 834 - Verified employment and $162K annual income (we called the hospital) - $3,000 security deposit, because they have a cat - Signed lease and deposit received today! Very happy with how this worked out. We avoided a vacancy, secured a well qualified tenant, and have a smooth transition lined up. Another reminder of why I love this MTR model! Need 4 more homes.

@Jason Davenport is a TransUnion service. You sign up for free in 2 minutes. You can run a soft credit, background and eviction check for $39 and $49. With two options, the tenant pays for the service or you can pay it. I tell the tenant to pay and deduct it from their first month rent. So far no one has, seems they forget about it. What i like about it, if they do pay, it's an indication of a solid lead. I do sent an application separately, before i do the background check. Reason is 1 so I can verify income and 2. to measure how serious they are. This process is a great way to screen great tenants from bad ones. BTW this are for non-insurance claims.

Small Town Analysis Help!
Let me know if anyone has experience in evaluating whether a small town you live in can support an iMTR. (Sioux Center IA, think like 10k size, but thriving family based community) Please ping me if you'd like to coach me through this! Thanks! I'm trying to determine what the possible success is of doing something local, how to evaluate based on basically no other relative MTR data, and if and when I should just move onto researching larger cities that are further away... i.e. Sioux Falls SD, Omaha NE. Also could use help on evaluating these larger two cities as well!

You had shared an MTR playbook on how to evaluate markets! That’s exactly the type of analysis the playbook should help with. A town of 10k with very little furnished housing supply could be an opportunity. A city of 300k with excessive competition could be a bad investment. Population alone won’t answer your question. What about MTR demand? What have clues have you found? What is the temporary housing supply for 3&4bd? What about employment drivers? Is there a bigger city nearby? hospitals?, any rental alternatives like STR? Any population growth? Start here: How many 3 and 4 bd homes on Airbnb? How many reviews do they have? How recent are they? What are the current prices? Who’s managing them? Do the same with Zillow and FF. Look for clues!
Oh look, another glorious morning!
I have a request on AirBnB for a family with dogs. They did not select that they had dogs with the request to book. How do I ensure their pets are listed and they are paying the pet fee? Happy Pumpkin Season! P.S. It really is a glorious morning in TN. :)
Oh look, another glorious morning!

I don’t use Insta Book. When a request comes in I always ask to confirm how many people and how many pets!

Proper Insurance Clarity
During last week's Zoom we asked if Proper would cover our property if it were leased to a corporation. I reached out to my rep at Proper and she advised me that so long as it was a short or mid-term lease it didn't matted who it was leased to, either individuals or a corporation. So for those who wanted to know, there you go!

Yes I was told the same by my Proper rep a while back.
