An excuse to talk to 1000 people a month
Link to newsletter : https://clubdevecinos.netlify.app/ Jimmy Chickey's one-prompt newsletter post sent me down a rabbit hole to. I built my own version for Zona Norte, Buenos Aires — and changed one thing that changed everything. I added two sections: trusted home vendors, and recommended local businesses. That's the whole trick. Because now I have several reasons to reach out to every shop owner and every contact in my area and ask: - "Is there a service you keep needing and can't find?" - "Do you know someone who's genuinely great at what they do and deserves to be recommended?" - "Which are the best restaurants and cafés around here? Vote — and tell me whether you're picking them for the price, the food or the location." Nobody says no to those. And each answer turns into four touches — I ask, I feature them, I tell them they're in, I ask them to share it with their own customers. None of those sound like selling. Nobody says no to that call. And each one turns into four touches — I ask, I feature them, I tell them they're in, I ask them to share it with their own customers. None of those sound like selling. Why I actually do it: - Positioning. If I'm the one curating who's worth knowing around here, I become the reference point for the area — not just another agent farming it. - Referrals. These owners talk to dozens of neighbors a week. Once the relationship is real, they start sending people my way, and I bring them into how I share referrals so it's worth their while. - Collaboration. Further down the line, there's room to work together on reaching each other's audiences. Their customers and mine overlap more than either of us realizes. The newsletter is never the product. The conversation is. Want the full breakdown? I put together a doc with the complete system and the exact prompt I use to build it each month. Let me know in comments if you want to have it. And if you've got an idea to add to this — another section, another question worth asking, something that worked in your own market — I'd really love to hear it.

@Elsa Kackley it was really good stuff. jaja you have a column at the left with all the properties on the top. You have different alternatives of view and depending which of these alternatives, you press is what you’re Gonna see in the map. and answering your question, yes, when you click one of the dots in the map you have a menu with three options so you can see more information. Sí, it’s in real Google Maps. And finally. You can see the report that I did with Perplexity about security and transportation in that specific Location.. I did it inspired in one of the things. @Shoney Ivens explained about providing extra and excellent service to our clients . I think that AI today is our best tool that we can use to differenciate from the rest. I can assure you that that client was impressed and he’s not gonna forget me.

Which subscription option are you using? And which one would you recommend?
The AI Agent Race Just Got Crowded 👀
OpenAI has Dots. Meta has Muse. xAI has Grok Bot. Different products, but they’re all pointing in the same direction: AI is moving from “answer my question” to “take this outcome and go do the work.” These agents are being built to persist, use your tools, remember context, and keep working beyond a single chat. That shift is much bigger than another model upgrade. Which camp are you in right now?

The practical AI and systems stack that actually cuts down daily real estate admin
In real estate, adopting AI often starts with collecting dozens of listing description prompts and watching system tutorials. The real challenge, however, isn't finding clever prompts—it's connecting those tools directly to daily transaction checklists, lead follow-ups, and listing coordination without adding extra friction. When client communication, transaction steps, and AI tools are scattered across separate browser tabs, administrative tasks can quickly eat into active selling time. The streamlined workflow setup that helps keep daily agent operations organized and focused on execution: - Claude / ChatGPT – Drafting MLS property descriptions, structuring localized neighborhood market insights, and refining client email copy from raw bullet points. - Floment – A workspace and community hub combining project cards, daily to-dos, and built-in AI assistance so transaction checklists and client pipeline tasks actually get executed in one spot. - Notion – Housing standard operating procedures, listing presentation templates, vendor directories, and compliance playbooks for quick team access. - Loom – Recording short async video updates to walk buyers through contract terms or explain inspection summaries without scheduling lengthy calls. - Follow Up Boss / Core CRM – Managing database lead routing, automated text drip sequences, and active call lists. Tying practical AI tools directly into a centralized execution workspace makes managing active transactions significantly smoother and prevents operational burnout. For agents actively building out their systems, what does your core tech stack look like right now? Which tool has saved you the most administrative hours this month?

@Shoney Ivens That training was a game changer for me. I had tried Notion a while back and it never quite clicked, so I'd set it aside. Your explanation made me give it another go, and this time I built a whole system around it. It's now my central command for operations. I'm really grateful, thank you!
