Some of my very BEST Source of Leads have always been…
1) When people (Contact ME) 2) from building relationships over time 3) Specifically Being Known in Bigger Cities 4) As the guy who does rural and small town properties all over Texas, 5) and now, selectively, other states. 6) Because I am also known for doing creative finance and seller financing. 7) Here is one of my latest leads I just got yesterday, as I am traveling Hi Mark, my name is Michele We connected on Skool back in April. I'm in San Antonio, TX My partner's got a few properties and we're looking for a buyer but they're both in small towns Would you want more info? (Of Course!) 1 small SFH but sits on 3 lot property, south of San Antonio in growing area (I often may keep one of these as a rental? Path of growth & appreciation: And see if there is room to allow a repo double wide on one or more of the lots? To maximize cash flow) AND 11 rental units package in small town in North TX near OK border. (That is Oklahoma) These are the kinds of things that I look for specifically because 1) Texas has got some of the very BEST Landlord-Tenant Laws 2) Most of the time, there are Very Few Investors in Rural & Small Town Areas, 3) My Focus is Keep the Best and Sell the Rest & Get Paid THREE Times! Once When I Seller finance with 20% down, and two create a note with monthly payments the same as what they are currently paying in rent, and I get monthly cash flow. And because I am buying below market and selling retail, I get paid when they improve their credit & do a refinance. Hope that helps some of the newer people!

@Mario Pienaar thanks for your post. We are pretty direct about how it is. The note industry is a rather small community and many of us know each other. I speak at note conferences and I learned directly from a master over 30 years ago, Jimmy Napier, who wrote a book called, “Invest in Debt” and one thing I learned in the note industry, we only do business with people who we know & have existing relationships with & reputation is everything. I just got back from a note conference in Long Island, New York, led by a woman who has a Private Note Investor Community & who I have known for 15 years. We get access to inventory that no one knows exists, because she got her start on Wall Street many years before I met her. Because of her relationships, she went over HECM’s which are a gold mine plus NPN second liens and I will explain in another post & we have a network of passive investors who fund our deals & we very selectively sell pretty much at par because we have seasoned paper with complete docs & have been doing this for decades. And we have people contact us all the time about buying notes. People who are new, and who don’t understand about building relationships first. 99.99% we mostly never respond & just ignore. Today, everyone wants to just be a social media influencer & not put in the work to build the relationships first. There is huge demand for seller financed notes from Texas done right. There is also a lot of garbage out there. Eventually I am probably going to create a Skool community like this just on how to create seller financed notes done right. And I like what David Dean & Travis are doing as it is desperately needed and I support their work. (And for anyone reading this: if you are serious about learning how to do real estate the way they do, I encourage you to get training with them) I plan to do so. I have several leads in West Virginia right now.

Comping in a Small Market
A cheap house in a small town isn’t automatically a deal. Before I worry about what I can buy it for, I want to know what’s actually selling around it. I start on the same street or one street over. Recent sales, similar houses, similar condition. Then I expand from there if I need to. In a small market, your comps might be more spread out. That’s okay, but a house three miles away could be in a completely different market. A few similar sales can help you build a realistic range. One nice house that sold eight miles away gives you a lot less to go on. And if you’re using renovated houses to justify your resale price, make sure your budget gets yours to that same condition. Don’t pick the highest sale and build your whole deal around it. Look for a pattern you can explain. The fewer solid comps you have, the more careful you need to be with your numbers.

@Travis G is there any way to reach you? I have sent you a dm and your email bounced on me?
Building Connections. Creating Value. Shaping a Better Future Together.
Nearly nine years have passed since I graduated from university and began my journey in software development. Looking back, I realize how much this journey has given me—not only in technical expertise and professional experience, but also in perspective, resilience, and a deeper understanding of people. First and foremost, I would like to express my heartfelt gratitude to every client, colleague, and individual who has placed their trust in me, supported my growth, and shared a part of this journey with me. Whatever I have achieved so far would not have been possible without the people I have had the privilege of working alongside. This journey has not always been easy. There have been demanding discussions with clients, difficult challenges that tested my abilities, and painful farewells to colleagues who became more than just people I worked with. Through both the hardships and the rewarding moments, I have learned invaluable lessons about perseverance, trust, teamwork, and the importance of human connection. Professionally, I have had the opportunity to work across a diverse range of projects, including AI agents, healthcare applications, and retrieval-augmented generation (RAG) systems. These experiences have strengthened my technical capabilities while allowing me to develop a broader understanding of business needs, client perspectives, and the challenges of turning ideas into meaningful solutions. Yet, as I look toward the future, I find myself thinking about something beyond technology and individual achievements. **I want to help build a network where people can grow together, create value for one another, and contribute to a better future.** I envision a community in which people connect through shared values, mutual respect, and a willingness to help one another—regardless of nationality, ethnicity, race, gender, background, or professional boundaries. A place where knowledge is shared rather than guarded, opportunities are created rather than kept to ourselves, and collaboration is driven not merely by personal gain, but by the belief that we can accomplish more together than we ever could alone.

I sent you a dm, as I plan to come to Japan in 2027. It also sounds like you are more into software development than real estate?

Great post & topic @Travis G ! What most newbies don’t understand is that a slowing market is the BEST Time to get in, get started building relationships and trust and earning deals by solving sellers problems with creative finance strategies that you only get from studying with experienced people. My deals have all been in Texas and I am expanding now to other states like West Virginia and I plan to learn from experienced people because I understand that everything is relationships, especially in these smaller towns where everyone knows everyone.
