One of our members had a deal on the table this week. The numbers worked and so did the plan. What the broker still wanted to know was whether there was enough financial strength behind it to close. So I sent the broker my personal financial statement. That gave the broker what they needed to take the offer seriously. Now our member is in the conversation and working the deal, when they might have been passed over. Starting out, I remember how hard it was to get anyone to take me seriously. Having a good deal wasn't enough. The people on the other side wanted to see who was standing behind you. Somebody did that for me early on, and it changed everything. That's a big part of what Our Deal Partner is to me. It's more than learning how to find and analyze deals. When one of you is ready to make a move, I want to be standing next to you when it counts. I haven't seen another group do it this way. But this is how I want ours to work. Proud of this member for putting in the work to get here. Can't wait to share how it turns out

15+ Years in Property Management But Here’s a Question for Beginners…
Should you build your income first, or jump straight into real estate? I know the common advice: Learn real estate. Find deals. Take action. Close your first deal. And I agree with taking action. But from my own journey, I’ve learned something that I don’t think beginners talk about enough: Your financial foundation can affect how you approach real estate. Before I got deeper into real estate, I had already started building multiple income streams. Looking back, I’m extremely grateful I did. Those additional income streams gave me cash flow, flexibility, and breathing room while I was learning the real-estate game. I wasn't approaching every deal thinking: “I need this deal to work because I desperately need the money.” That changes your mindset. You can learn. You can make mistakes. You can walk away from bad opportunities. You can keep going when a deal doesn't close. And sometimes, having another source of income can give a beginner the confidence to stay in the game long enough to actually become good at it. But here's where I want to hear from the community: Do you think beginners should focus 100% on real estate first… or build another income stream alongside it? Maybe you disagree completely. Maybe you believe focusing on one thing is the fastest path to success. Let's debate it. 👇 If you’ve been in real estate for years, what would you recommend to someone just starting today and why?

At 37, I’m More Focused on Building Options Than Chasing a Perfect Life.
One thing my journey into real estate has taught me is that success isn't only about closing deals or reaching a certain number. For me, it has always been about what those things can create: More freedom. More choices. More time with family. And the ability to build a future on my own terms. My journey didn't start with real estate alone. Before getting into property, I explored other income streams and learned lessons from each one. Those experiences eventually helped shape the way I approached real estate and business. It hasn't always been easy. There have been mistakes, slow periods, things that didn't work, and plenty of lessons along the way. But I'm grateful for the journey because every experience has helped me become more intentional about what I'm building. I also believe everyone's version of success looks different. For one person, it might be owning their first investment property. For another, it might be replacing their job income. For someone else, it might simply be having more time with the people they love. So I'm curious when you think about the life you're building through real estate, what does success actually look like for you?

Good morning, everyone - thank you Matt for the add! Grateful to be part of a community of people who are hungry to take down deals! A little about myself - I was born in Oakland, CA, and now based in Charlotte, NC. I got my start in real estate through residential wholesaling, then moved into investment sales and investing as an LP. Currently working on my second transaction as a GP, a 50+ unit multifamily acquisition in Greensboro. Looking forward to connecting, learning, and doing deals with you all. Let's go!

Homewood, AL Closing!!!
Hot off the press!!! Garron Properties along with a lot of other dedicated people and teamwork has closed on a 60 unit multifamily property in Birmingham, Alabama (Homewood area). I am grateful to the many people that put in many work hours, capital, and sweat to make this a reality. They all deserve a Friday afternoon kudos! Especially Arthur Lyons, Jennifer Tuggle, and Cheryl Yetka! You all rock!
