They guess on ARV, underestimate repairs, and either send lowball offers that insult sellers — or overpay and kill their buyer's margin. Here's the formula you need to know cold: ARV × 70% − Repairs = Maximum Allowable Offer (MAO) That's your ceiling. Stay under it. Always. To find your ARV: 1️⃣ Pull sold comps within ½ mile, same bed/bath, last 90 days 2️⃣ Stick to similar square footage (±200 sq ft) 3️⃣ Ignore active listings — buyers care about what SOLD 4️⃣ Average your top 3 comps. That's your ARV. If you can't pull comps in 5 minutes, you're guessing. Guessing costs you deals — or worse, costs your buyer money and kills your reputation.
