Hi all, Just seen this from NRLA… Rollout of the new national landlord database will start in December – with landlords to pay £65 per property per year to register. It is mandatory for all private sector landlords in England to sign up to the register, which is being introduced under phase two of the Renters' Rights Act. A full timetable of regional rollouts has now been confirmed, starting in the West Midlands. Grade 2 listed house
Evening all, we’re at the early stages of considering buying a grade 2 listed property to live in. So my question is would this be a ridiculous thing to do?! We’re not heritage enthusiasts and know nothing about listed buildings. How would we ascertain the remit of the grade 2 listing status? Does anyone have any experience with them, good and/or bad, any any nuggets of information that we should be considering please? Thank you in advance.

@Yvonne Lees this is a great help, thank you very much. I’ll certainly have a look on the heritage site to see what it says. It has a couple of ‘interesting’ colour choices in the bathroom suites so I’m guessing they might be included 🤪

@Raphaëla Mishali that’s really kind, thank you. We took a look at it and decided it was a no for us; ground floor was good, first floor had a few troubles and then there was the basement…a whole world of chaos and issues. That’s the level that would’ve given us the extra space we’re wanting. No doubt it’d be lovely once finished but would be a huge labour of love even for the right person…which isn’t us! 😅 So we’re going to stay put and focus on achieving what we can with what we’ve got.
HMO’s for Asylum
Thought this was interesting. Today Burnham pledges if he became Prime Minister he would close the migrant hotels in favour of dispersing them across HMO type accommodation. Farage on the other hand wants to crackdown on them altogether. …which clearly offers a huge conundrum if you wanted to operate that as a strategy which does have the benefit of being safe, secure and hands-off. On the one hand it could be a massive opportunity on the other it could be a massive risk!

I’m guessing insurance premiums would be pretty high for that ‘tenant type’ 🤷‍♀️

HMRC scam
This morning I felt my heart in my mouth and panic all over when I saw this email. Checking the ‘HMRC’ email address details exposed it to be from an outlook account and so clearly a scam email. Thought I’d share to raise awareness; stay safe folks!

@Nick Barnett we had that exact situation a couple of weeks ago! Mortgage company calls and asks us to answer security questions! To be fair, when we raised this concern with them, they said they’d put a note on the system and asked us to review a previously sent letter or go to their website and call them back on the number shown on either of those. We did that and it was genuine but you just never know!
