The small change that made my cold emails convert 300% more
I used to do cold email the way everyone does. Scrape a big list. 10 warmed-up mailboxes, 50 emails from each. 500 property managers a day. And the first email was long. "Hi, this is who we are. This is what we do. We're fully accredited, we've got great reviews. Do you need help with anything?" Here's the thing. Nobody cares who you are in the first email. So I changed one thing. I added an extra step. That long email became email two. Email one became the shortest thing I could write: "Hi [Name], do you manage properties?" That's it. It's easy to understand. Yes or no. People actually answer it. It lands in the inbox more, because nothing in it looks like a pitch. Every reply keeps the mailboxes warm, so the next day delivers even better. And now they're talking to me, not reading an advert. Same list. Same mailboxes. Same offer. 300% more conversions. The long email didn't die. It just waits until they've answered. Swap the question for whoever you sell to. "Do you run a restaurant?" "Do you look after commercial units?" One question. Nothing else. Leaving this one here. Hope it helps you with your businesses.

@Kevin Padillo drop it mate. Your "who handles estimating?" line is the strongest part, let it do the work on its own. The second someone feels you're going for their pocket, the guard goes up. Doesn't matter how good the intro is. A simple question gets past that. Their brain sees an easy win. Two seconds, done, one thing ticked off today. So they answer. The worst move is letting them think you might be an opportunity, then hitting them with the pitch. In one email you go from "this could make me money" to "this is going to cost me money". That drop is where you lose them. Get the reply first. The intro can wait for email two. Cold email is mostly psychology. The copy is the easy bit
☕ Accountability Coffee: UK Monday, New York Wednesday, LA Friday
Hi team, quick announcement. Accountability Coffee is now one call a week for each market, all at 8am local time: Monday for the UK, Wednesday for New York, Friday for LA. The call is for one thing: setting your targets. Jump on, say your targets for the week, and they get written down. Next week on the same call we check them: done or not done. One rule. If you set your targets and don't show up the next week, you go on the Losers List. The Skool calendar shows each one in your own time. I take this community personally. I've done my best to make time for it, and for the next few days I'm locked in in Spain getting things done. One of those things is giving you the value I promised. Free access is also coming to an end, so everyone who has joined up to now will be the founders of this community. Next calls: Monday 26 October (UK), Wednesday 28 October (New York), Friday 30 October (LA). Bring your targets.

7-Day First Job Challenge starts Monday 12 October
For 7 days you get one task a day. Each one takes under an hour. By day 7 you'll have a trade, an area, three subs, a priced job and ten clients contacted. How it works. Do the task. Post it in First Job Challenge with #FirstJobChallenge and the day number. I read every one, and the operators here answer the same day. Day 1, Monday. Pick your lane. One trade or one type of job, one town. Post both and why. Day 2, Tuesday. Play the game at constructionarbitrage.com/play. Post your score, your rank and what killed you. Day 3, Wednesday. Price a job. Pick a job you'd sell this month. Post the client price, the sub cost, the materials and what you keep. Day 4, Thursday. Find 3 subs. Three trades in your area who could do that job. Post where you found them, not their names. Day 5, Friday. List 10 clients. Letting agents, property managers, housing associations near you. Post how many you found and where. Day 6, Saturday. Get found. Set up your Google Business Profile from the Branding Checklist. Post a screenshot. Day 7, Sunday. Make contact. Call or email all 10. Post how many answered and the one thing they said. Stuck on your Day 3 numbers? Post them in Run My Numbers. I'll go through them. Finish all 7 and you get a 15-minute call with me. Comment IN below if you're doing it.

@Adam McCaig Good stuff. Day 7 is tomorrow but agents are shut on a Sunday - email them tomorrow and ring Monday morning Ask for whoever handles maintenance, not reception. Keep it simple: local plumbing and heating, who do you use for boilers when your guy can't get out Post what they say and you've done all 7 - then WhatsApp me on +447735277433 and we'll jump on the call

Mighty Oak Construction
Hi everyone, I’m Elliot 👋 I’m the owner of Mighty Oak Construction, a construction company based in the South East. We’ve been running since 2018, working across renovations, extensions and general building projects. More recently, I’ve been focusing heavily on growing the business, building better systems and developing our fixed-price garden room offering. I’ve joined the community to learn, connect with other business owners and hopefully share some of what I’ve learnt along the way too. Looking forward to getting involved! 👍

Elliot, sorry this sat so long. Coming off the tools after years on them is the hardest switch in this game, and you're already doing it. How I manage subs is exactly what we'll cover live. Join the UK call on Tuesdays at 7pm, bring one job you've got on right now and we'll go through how the subs are set up, priced and paid on it. The 7-Day First Job Challenge also starts Monday 12 October. Day 4 is finding your subs. Your garden room offer would be a great one to run through it.

@Elliot Lister just seeing this now, it got buried in the comments haha Forget the group call, let's jump on a quick call just you and me and go through the garden rooms - how you set the subs up, price it and get you off the tools WhatsApp me on +447735277433 and we'll sort a time this week
