Welcome! Land has been a great niche for us. Biggest thing I'd tell anyone starting out is pick one or two counties and get really good at comping them before you send a single offer. What part of the country are you looking at buying in?
Cold texting cold calling
Good day SMREI! Question for all you who are cold texting and/or cold calling. Have you heard or ran into any compliance issues in the state you are operating from and reaching out to potential sellers? Whether they be in the state you are operating from or they are OOS. I was asking Claude (Ai platform) and it brought this to my attention.

Good thing to ask early. The federal rules (TCPA and the national DNC list) apply everywhere, but a few states are stricter. Florida, Oklahoma, and Maryland have their own mini TCPA laws, and some states have tighter calling hours. What usually matters is where the seller lives, not where you're calling from. Scrub every list against DNC, keep texts to normal hours in their time zone, and make opting out easy. If you're texting at volume, an hour with a TCPA attorney is cheap insurance.
City owned land
Anyone here ever wholesale land that is owned by the city? Can this be done? If so is it an ‘easier’ process, are their extra steps involved, etc. Would appreciate any insights. Thanks SMREI. All the best, Jorge

Hey Jorge, yes it can be done, but it's usually slower, not easier. Cities typically have to sell surplus land through a public process like a bid, auction, or council vote, so a quiet off market contract is rare. Best first step is calling the city's real estate or planning office and asking if they have a surplus property list and how they handle sales. Some cities also give adjacent owners first shot, so check that before you put time into it.
