Start Here: A Little About Me and This Community
Hello everyone, I'm SO glad you made it here. For almost 30 years, I've been using genealogy tools to build family trees and to locate and investigate people. I build traditional family trees for clients who want to learn more about their history, and I help adoptees find their biological families by building trees using their DNA results. Relevant to this community, I love building family trees for investors. I love digging into title searches, investigating ownership, and profiling who the real decision maker is on a property. And once we identify the heir, I love strategizing with clients on the best approach to reach out and get the deal done. For a while, I've done individual and team trainings on how to use genealogy to improve deals and increase profit margins. But I realized a Skool community might be a much more efficient and interactive way to teach this than one off trainings. This community is a place where I can share what I know, answer questions, break down real cases, and build this out with all of you as we go. If you've ever hit a dead end on a lead because the internet trail or skip tracing trail went cold, this is exactly the skill set that fixes that. I'm excited to dig into it with you. Introduction
Hi everyone! 👋 My name is Patrick, and I’m excited to join the StoryTree Genealogy community. I’m a real estate investor in Eastern Pennsylvania, with a strong interest in probate and estate properties, distressed real estate, off-market opportunities, and properties where the ownership/title situation isn’t always straightforward. One of the biggest things I’m hoping to learn here is how to go beyond simply finding a property and actually understand the people and history behind the ownership—especially when dealing with deceased owners, multiple generations of heirs, missing or difficult-to-locate family members, outdated records, and complicated estates. I’ve already found that some of the most interesting real estate opportunities aren’t necessarily the easiest ones. Sometimes the property is sitting there, but figuring out who actually has the authority to make a decision becomes the real challenge. That’s what attracted me to StoryTree. I’d like to become much better at: - Researching family trees and identifying potential heirs - Cross-referencing deeds, probate records, obituaries, court filings, and public records - Locating people who are difficult to find through normal skip tracing - Understanding chains of ownership and potential title issues - Approaching heirs and families respectfully rather than treating them as just another “lead” - Working more effectively with attorneys, executors/administrators, title companies, and other professionals to get complicated transactions across the finish line My philosophy with probate and distressed properties is that the real estate is only one part of the situation. There are usually people, family history, financial circumstances, emotions, and sometimes decades of unresolved issues attached to that property. If I can learn how to properly piece those things together, I believe it can make me a much more effective investor—and hopefully allow me to create solutions for families who otherwise might not know what to do with a difficult property or estate.
