I’m running a 30-day sprint to land my first client, selling lead-response automation to Miami luxury real estate agents. Week 1 is done. Here’s what happened, including what went wrong. What I did - Emailed 30 agents a generic “I’m interested in buying a property” inquiry to measure how fast they reply - Followed up with every agent by LinkedIn DM or email - Started A/B testing two LinkedIn openers: an audit offer (“I can share how you compared”) vs. a plain question (“when a buyer inquiry comes in at 10 pm, who responds, and how fast?”) The numbers - 1 of 30 replied in under 5 minutes, 4 more within 24 hours, and 25 never replied - 6 replies to my follow-ups: 1 positive (asked for my results), 3 polite “thanks,” 1 soft objection, 1 complaint - Calls booked: 0 - Opener A/B: too early to call, 18 audit DMs vs. 5 question openers What went wrong My first test wasn’t disclosed. I emailed as a pretend buyer. The first agent to reply called it misleading, and she was right. I switched to telling every agent upfront that it was a test and apologizing. Since then, nobody has complained. What I learned 1. Disclose the test. A trick that costs trust is a bad trade when trust is what you’re selling. 2. “Thanks” isn’t interest. I only count an explicit ask, like “send me the results.” 3. Qualify by lead source first. One agent told me that if a lead goes cold, it wasn’t serious. His business runs on referrals, so he doesn’t feel the problem. My offer fits agents with lots of cold inbound leads from ads and portals. 4. Fix the tracking before trusting the numbers. My sheet had wrong dates and an empty reply column, which would have wrecked my A/B comparison. Week 2: lead-source question first, a listing address in every test, and a weekly recount of results. Anyone else A/B testing openers? What reply rate are you seeing, and what counts as a “positive” for you?
