@Ty Flip Man Appreciate the question. To clarify, Burkhart Capital is handling the acquisition directly with the property owner; this is not a JV of a JV. The partner comes in alongside us on the acquisition and resale. On the buyer side, I’m not representing a guaranteed buyer or a closed buyer list. The resale strategy is based on the existing retail market, comparable sales, and our planned marketing/disposition process. There are recent 5-acre sales in the Blanca/Costilla County market ranging from roughly $5,000 to $11,500+, with several 5-acre parcels selling around the $8,500–$10,000 range in 2026. The $12,500 figure is our target exit, not a guaranteed sale price. We underwrite the deal around the acquisition basis and the available market, then work the disposition aggressively within the 90-day window.

Hey everyone, Rory Burkhart here. I’ve been in real estate for over 20 years, primarily working on the residential side, and over that time I’ve had the opportunity to work through a wide range of transactions and build a strong network of buyers, sellers, and other real estate professionals. I’ve been expanding into the wholesaling side of the business and looking at opportunities beyond traditional residential transactions, including land and other asset classes. @Ty Flip Man Appreciate the insight. I’m looking to apply this in markets where I have experience and relationships, while also expanding into markets outside of my traditional brokerage footprint. I’m approaching wholesaling from an investment and JV perspective, so I’m definitely interested in learning how others are structuring their deals.
