Speeding up due diligence
Hey all. Due diligence is another thing I've been thinking about and trying to find a quick way to create and go through a due diligence checklist. Once you've found a good property, there can be a large amount of documentation to review. AI can definitely help with this: 1. Pull up ChatGPT, Claude, or your LLM of choice. 2. Upload the property's due diligence documents. 3. Prompt it with something like: “Review the attached due diligence documents for this real estate acquisition. Identify important findings, potential risks, inconsistencies between documents, missing information, upcoming obligations, and items that require further investigation. Organize everything into a due diligence checklist and cite the document/page where each finding came from.” 4. Review the AI-generated checklist and use it to determine which documents or issues need deeper investigation. Although useful, this won't replace attorneys, inspectors, engineers, or other professionals involved in due diligence, but I think of it more as a way to quickly organize information and identify what needs closer analysis. Below is a simple workflow to help you visualize, hope this helps!

We are talking less more than ever and it’s damaging, AI is also contributing. A quiet shift is happening in how people communicate that has health and business implications. Researchers are estimating people are speaking hundreds of fewer words per day, resulting in a sizable decline in regular conversation. What feels incremental at the individual level adds up to something much larger: millions of words, and thousands of interactions, disappearing from daily life. Spoken conversation is one of the primary ways people build relationships, process emotion, align understanding, flag concerns, and form deeper connections. When we speak less, we connect less, learn less about each other, and weaken the social fabric that supports well-being and performance. Today, advances in AI are making communication faster and more efficient but also, in some cases, thinner and more uniform. AI can short-circuit communications altogether. For businesses and what we do everday, this trend has important implications. Fewer spoken interactions lead to weaker team cohesion, lower psychological safety and trust, reduced well-being, and less organizational effectiveness. So much so that social health is increasingly being recognized as a critical part of workforce well-being. Remember, people do business with people. Not emails, texts or even AI. AI is a tool and for special purpose use only!

Analyzing deals fast
Hey everyone, Finding good deals only gets you halfway there. I've been finding that the real challenge is analyzing them fast enough to take action before someone else does. I’ve been workshopping a few ideas with ChatGPT to streamline my initial analysis process, and I wanted to share the framework that’s been working well for me: 1. Upload your documents: Drop the offering memorandum (OM) or property docs directly into your LLM of choice (ChatGPT, Claude, etc.). 2. Use this prompt: "Extract key information including, but not limited to: asking price, square footage, NOI, expenses, and lease terms. Produce a 1-page summary highlighting key insights, potential risks, and the overall property outlook." 3. Review the output: The AI will spit out a clean 1-page snapshot with financial metrics and red flags to watch out for. (Feel free to tweak the prompt to extract specific metrics or expand the report depth depending on the deal type.) I’ve attached a visual workflow below to show how it works. Uncovering deals that fit your investment criteria
Hello everyone, my name is Sim and excited to be joining this community! I've having trouble finding deals that fit my buy box. Spent the last week or so trying to find a simple way to solve this issue. Below is a process that I've identifed that solves the problem for less than $30/month. 1. Create an excel sheet with your investment criteria. 2. Input that sheet into an AI (Claude, ChatGPT, etc.). 3. Prompt with: "Using my attached investment criteria, search for currently listed commercial/multifamily properties that meet these requirements. For each potential property, collect the asking price, property type, location, units/square footage, estimated income, cap rate when available, and listing URL. Rank the properties based on how closely they match my criteria and create a table of the best opportunities." 4. AI will search publicly accessible listing pages and it will give you a list that best match your criteria with links. Included a little flowchart below. There are some other ways to get more granular, but this is a good starting point. Please reach out if you have any questions and hope this helps!
