How do you make a creative offer in writing?
In the past, my transactions have always been straightforward, conventional financing type deals with a realtor involved so I've always used the state's Association of Realtors form. As a non-realtor, how do you make offers (in writing) when you don't have a realtor? Do you have a specific purchase form you like (like the Association of Realtors template)? Did you consult a lawyer to get a custom template made? Just trying to get some tactical advice.
Flip
I’m looking for a good flip opportunity. Anyone have any suggestions or know of one they can push my way?

Location? Bed/bath count? Aside from reaching out to sellers yourself, you could get on the buyers list of a few wholesalers to start receiving deals and just pick what you want to go for.

How to ACTUALLY raise capital
One of the biggest hurdles I see for people getting started in real estate “Where am I going to get the money when I finally find a deal?” Here’s a simple, very real way to raise money for your first deal. This is exactly what I did. Text every single person in your phone that you believe might have at least $25,000. I know that sounds uncomfortable. But if you want to do this, you’re going to have to put yourself out there. That’s just the bottom line. Here’s the exact text I sent — and you can send it too: “Hey hope all is well! I may have a few things coming up in the real estate sector. Been buying more deals and opening up partnership/lending opportunities to more of my circle so thought I’d reach out. There’s nothing available right now, but would you be interested learning more if/when there’s an opportunity in the pipeline?” Once people respond, schedule a call. On that call: • Ask what kind of return they’re looking for • Learn what makes them comfortable • Explain what you do (or what you’re building toward) Even if you’re just getting started, you can still explain your plan. One big mistake I see people make: They beat themselves up on the call. They lead with “I’m brand new” and talk themselves out of the deal. Don’t lie. But don’t make yourself sound unprepared or unproductive either. Confidence comes from clarity — not experience. Question for the group: What’s the biggest fear you have around raising money right now? Drop it below. 👇

Great advice to start greasing the skids before you even need the capital.
Do you have a creative deal?
Generally, there are three things that I look at when determining if I have a potential creative deal on my hands. 1) are they willing to list it with a realtor? -> if you ask them about their thoughts of listing with a realtor and they sound disgusted with the thought of it… You’re headed in the right direction 2) are they willing to keep the property? -> if you ask them about their thoughts of keeping the property as a rental and they sound hesitant… Dig into that more to uncover their fears behind keeping the property and why you might be a better fit 3) is the price they’re wanting reflective of what you can pay if you’re paying cash? -> if they have a number that’s unrealistic to be able to pay cash (ie. 70% minus repairs)… then creative finance is likely the only other option 🤝 don’t run away from these options when talking to sellers this coming week. Instead, bring them up and try to understand the value you bring as an investor by helping them avoid those options. Don’t sleep on this🫡
