Intro and looking to JV on a 50/50 split interest lot
Hello all. Just joined this group. I have been investing since 2021, and dabbled for a few years before that. I am mainly into wholesaling an wholetailing land, but get a lot of messy title deals, so it's always been a part of my business in one way or another. I focus on the inland empire of Southern California, though I've done deals across this state and a few others. The first deal I ever did was a messy title deal, and ever since then I have had an appetite for it. As for my deal I am looking to partner on: .39 acre lot with an after clean-up value of $130,000. taxes, liens owed less than $5k. $20k trash out. I am all-in for $1000 so far. Looking for an experienced partner who can navigate a wild deed in the title chain, and the other owner who may or may not own 50 percent of the interest.
Curative “The liability time bomb”
Does this sound familiar “I have a partial ownership for x% and I’m on the deed, just need help getting the rest so I can flip this property for big bucks!” If you are an owner of record , no matter how small the percentage you can be held 100% liable for what happens on that property…. Was there an opening in that boarded up house , an empty pool , did someone get injured or god forbid die? The risk may be small but are you willing to roll the dice? Part of this course will address this, I don’t just focus on the possible big scores. I shared this with a young investor I met in Tulsa “My wish for you is to only have to build your fortune ONCE, and not lose it because you were careless and only were taught how to play offense and not defense to protect what you have achieved “

I use this as a reason for owners to sell me their property, though I don't look forward to holding the hot potato. With all this said. I have a 50/50 split ownership lot in Riverside County from a $1,000 buy in. $130k once title is clear and the property is clean. Other owner is a neighbor who sells junk from that lot and has accrued liens. If any more experienced investors want to partner on it, LMK.
California Franchise Tax Board
I'm sure there are plenty of ways to get the franchise tax board to do a partial discharge. However, have any of you kept the lien on a property and rented it and held it as a cash flowing deal? I have done the due diligence and it appears they have the authority to sell it, however, I'm very curious what the actual situation is, vs. what they can do. My experience has been very unfriendly with them when I failed to pay employee taxes when my CPA forgot to handle it and the fees racked up fast. I'm thinking short sale bc its 300k+ business tax due. But also... if it just stayed there.... it makes sense for a rental kind of...
