New property purchase
I''m getting ready to close on my first property, which is very exciting but also quite nerve-wracking. I'm just wondering if all of the time I've put into finding this property, researching it, talking to realtors, talking to lenders, going through the whole closing process right now, the travel out there, all of that kind of stuff, can I claim that as my hours when I do my STR Tax Loophole processing toward my 100 hours? Also, I'm assuming that I can deduct all of mine and my wife's travel expenses going out there to see it and analyze it before purchasing? Thanks for your help!

Great advice for counting hours! I would have gotten it wrong. Now if I already own mulitple rental properties, can I count the hours for expanding or looking at 1031b exchanges?
Tax planning
We have properties in multiple states, having professional support for our taxes in the current year will allow us to better implement tax strategies than just handing our other CPA excel tracking sheets and receipts to do our taxes. There was no savings there.
STR Insurance
Hello! I am looking for some advice on STR insurance. We are converting our old primary residence that we lived in the past six years (we moved out June 2026) into a STR. We still have a home loan through the VA on the property. We currently have homeowners insurance on the property, but understand that we need to update this to reflect additional policies such as loss of income and an umbrella policy. The property will be placed in a single member LLC. My questions are: · Can anyone recommend an insurance company to reach out to about this to set it up? · Does anyone have a recommendation of what policies to get for STR insurance? Perhaps even recommended coverage amounts. · Could converting it to a STR trigger any “payback” of a mortgage loan? Has anyone experienced this? It’s our first time going through this process, so any advice on the insurance side of things is more than welcome. Thank you!

@Jessica Braddock Landloard policies contain dwelling coverage, plus rental loss. Vandalism and burglary are add on coverages available. We just did ours for a Townhouse with Allstate.
