9 contributions to 🏠 Lower Taxes w/ Ryan
Hello!
I have run an STR for the past 6 years and would like to add more to our portfolio. Since diving into all things real estate investing as of last year, I am realizing that I have been doing it the wrong way. This is one of my steps to approaching my STR ambitions in a more beneficial and profitable way going forward. Cheers! 🤗

Welcome Tiffany!
Mileage question
I have a few questions regarding auto/mileage traveling to/from our STR for maintenance: - is there a spreadsheet/tracker form for that - if I bought a property in 2025, but didn't put it into service until 2026, is there any way I can record all of the mileage I accrued on getting the property ready in late 2025? Should I just log that away for my 2026 tax return or 2025? Or will I never get to count that milage? (I know this does not go towards material participation. This is about Schedule E expenses.)

Hi @Sydney Menees We use the Driversnote app. Seems to work really well. It can provide monthly reports, you can track trips automatically and also add them manually if needed. You can also add specific notes, etc. I'm sure it's similar to MileIQ.
Holding company -- when to pull the trigger
Hello! I watched a training video with Ryan from 9/25/25 on LLC structures, and the complex example he described was a Wyoming holding company LLC with child LLCs for each rental (short term or otherwise) below it. The STR Law guys pushed this from the get-go for me. Is it common for short term rental owners intending to scale in the future to use this strategy from the start? As a California resident, I think this will involve an annoying $800 fee per property and for the holding company.

Yes, we recently purchased a property in Florida and right now it's a stand alone LLC until we pull it under the WY LLC we already have in place.
Ohio STR LLC
Hi all, I'm in contract for a property in Columbus and would like to set up a LLC because it will be a STR. Anyone have experience setting one up, or have recommendations for lawyers to help with this?

We've also recently had a conversation with Anthony Brister who is a partner that Ryan's team works with as well. [email protected]
Skool Classrom Videos
Drove from our home in Philly to DC and back today to take care of an issue at our arbitrage unit and my wife and I listened to almost all the Skool videos available. Great stuff! Thanks @Ryan Bakke, CPA We do have some questions on a few things but all in all a very valuable trip today!
