Introduction: 54 Deals In and Just Getting Started 😤
My name is Toño. Nice to meet you! This year has been full of momentum, so I wanted to share what I've been working on. My main focus is transactional funding, plus helping investors close Stack/Morby Method transactions. Quick clarity here, because people mix this up a lot. Transactional funding is not private money lending. It covers EMDs and double closings, and for Stack/Morby Method deals, investors use a transactional lender to complete the transaction. That's where I come in. 👊 As of today, I've worked on 54 deals this year: 7 EMDs, 13 double closings, and 31 Stack/Morby deals. Transactional funding is now one of my main streams of active income. Outside of that, I own two co-living properties in Houston, both acquired subject to. July is a big month for me. My birthday is July 13th, and I'm going after my highest deal month of the year. Handling fifty plus active transactions requires serious operational discipline. Storing term sheets inside Dropbox while tracking earnest money deposit milestones on Floment project cards keeps every closing stage visible. The simple system I'd use to keep up with Miami real estate
If you're actively looking at properties, one of the hardest parts isn't finding information. It's keeping track of all of it. New listings, off-market opportunities, neighborhood research, condo documents, vendor contacts, market updates… it can quickly turn into a dozen tabs and scattered notes. A workflow I'd use: - Market research — Save interesting listings and track changes instead of repeatedly searching from scratch. - Property research — Keep property details, financial information, documents, and notes together. - Neighborhood research — Build a quick reference for areas you're considering instead of relying on memory. - Vendor directory — Keep trusted lawyers, contractors, plumbers, inspectors, and other contacts organized. - Follow-ups — Turn anything that needs action into a specific task with a deadline. - Project organization — I like using Floment to keep projects, tasks, resources, and AI-assisted work together, especially when researching multiple properties at once. The big win is simply having one place to return to. Instead of: "Where did I save that listing?" "Which document had those condo financials?" "Who was that contractor someone recommended?" You can actually build a system around the information you're collecting. Whether you're an investor, agent, or simply researching your next property, organization can save a surprising amount of time. Balancing family time while running a side business requires super efficient daily systems. I keep product files stored in Google Drive, but I use Floment for project cards, daily to dos, and task tracking to run my side projects in short focused blocks. Being reactive to client issues is always a stressful way to operate. I keep client documentation in Notion, but I use Floment for project cards, daily to dos, and task tracking to monitor ongoing account deliverables. Having a clear workspace layout with active task logs makes it much easier to stay proactive before a client ever reaches out. Keeping track of daily account updates in one surface saves so much headache!
