If I was starting over in real estate, there are 5 things I would NOT do. • I would not depend on someone else to close my leads for me. You need to learn how to talk to sellers, make offers, negotiate, and get deals yourself. • I would not blindly use the 70% rule. Every market is different. You need to know what houses are actually selling for and what buyers are actually paying. • I would not jump straight into complicated creative deals. Creative finance can be powerful, but if you are brand new, learn how to do a simple cash deal first. • I would not keep buying courses because I feel like I need to know more before I start. At some point, more information just becomes procrastination. • And I would not let a mentor do everything for me. A good mentor should help you get better, not make you dependent on them. At the end of the day, this business gets a lot simpler when you focus on four things. Find the opportunity. Talk to the seller. Make the offer. Follow up. Get good at those four things first. Everything else gets easier after that.
