@Thaddeus Campbell The economies of scale generally begin to become meaningful at ~50,000 SF and are more optimal at 80,000 SF and above. This does not account for the long term savings on insurance. The last tilt-wall building we developed was approximately 35,000 SF, which was the smallest of our tilt-wall projects. It was entirely grade-level configured into 2,500 SF units. Some of our larger buildings incorporated a combination of dock-high and grade-level doors, with dock-high loading serving the larger units and grade-level loading serving the smaller units.
